TRANSMITTAL: February 27, 2014 COMMENTS: the following comments are relative to an application for a Design Development Option (DDO) (UDC 3.11.1). This site is located in the R-2 zone (UDC 4.7.9). Multi-family residential is a permitted use in this zone (Table 4.8-3). ). See Use Specific Standards 4.9.7.B.6, .9 & .10. The owner proposes to construct a second dwelling along the north portion of the parcel. The minimum building setback along the west property boundary is the greatest of 6 feet or 2/3rds the height of the building wall (13'-6"). The required setback is 8'- 1", the owner proposes 6'-0". Historic review required for new dwelling and demo of existing shed that is 5o years plus old. See UDC section 5.8.2 |
