FLOODPLAIN INFO: 2360 L X unshaded, local jurisdictional floodplain at SE corner of lot ACTIVITY NUMBER: DP13-0246 (grading), T13OT01460 (floodplain), T13CM07475 (bldg) Summary: Engineering Division has reviewed the development package including a copy of the grading plan. Engineering does not recommend approval of the plan until the following comments are addressed. GRADING/FLOODPLAIN COMMENTS: 1) Admin Manual Sec.2-06.4.8.B: Show and label all easements per Final Plat on planviews. The information within the lot should be shown, and labeled per Final Plat, including dimensions and bearings of lot boundary and all easements. 2) Tech Manual Sec.2-01.4.1.D: Provide copy of soils report - geotechnical engineer should provide acceptance for stability of proposed 1:1 (H:V) slopes. 3) Tech Manual Sec.2-01.4.1.C.4: Clarify the following grading comments: i) Tech Man Sec.2-01.10.5: Revise details A & B to show interceptor swales (with grouted rock or rip rap with filter fabric) showing dimensions for depth and width of swales, which are required to be installed along the top of all cut slopes - minimum depth of 12-in and a minimum width of 30-in. ii) Assure section details include Property line, 2-ft setback, interceptor swale at top of slope, runout for proposed slope, driveway drainage channel, driveway width, drainage channel, and additional runout space for cut/fill slopes. iii) Show proposed spot elevations along west building pad area to assure positive gradient around structure. iv) Tech Man Sec.2-01.9.2: Show 2-ft setbacks at north lot boundary near driveway and pad grading. v) Show utility lines on planview (gas/water/electric). vi) Driveway sections do not show cut conditions proposed per topography and proposed contour grades. Revise grading/disturbance limits to include cut slopes. vii) Label driveway material. viii) Revised Disturbance limits to provide staging area. If construction disturbance exceeds approved plans, Inspector may issue Stop Work Order or request revised grading plan. 4) Address the following comments regarding the notes: i) Update Grading Note 2 to reflect current grading standard reference; replace "DS Sec11-01" with "Technical Standards Manual 2-01.0" ii) Site Note 7: Reference soils / geotechnical report(s) / addenda for lot and/or subdivision.
