SUMMARY: PDSD Engineering Division has reviewed the RMJR drainage report sealed 10-21-13 for the Stone Avenue Wash and does not recommend approval until the following comments are addressed. This project involves assessment of the floodplain and erosion hazard conditions affecting two COT real estate parcels adjacent to the Stone Avenue Wash channel. This floodplain use permit is for review only. This report may be revised to include encroachment analysis which may be included under this permit for review. Separate elevation certificates will be generated under separate floodplain use permits for the parcel development.

COMMENTS:
1) Admin Man Sec.4-04.2.3.1.2.C.1: State in the Hydrology section of the report that the Stone Avenue Wash Watershed (HG) is a non-designated basin management area watershed.
2) Admin Man Sec.4-04.2.3.1.3: Explain how the northeast sub-watershed within the watershed HG (Stone Avenue Wash Watershed) is not included in the capacity for the box culvert at Wetmore.
3) Admin Man Sec.4-04.2.3.1.4.B: On page 6, provide sections and WSEL's for each lot in a table in lieu of Table 4, since the exact location of the future building(s) for each property has not been designed.
4) Admin Man Sec.4-04.2.3.1.2.F.1: Add to Conclusions / Recommendations section that:
a) Admin Man Sec.4-04.5.2.6: Separate elevation certificates will be required under separate floodplain use permits for individual parcel development.
b) Admin Man Sec.4-04.8.4: Any driveway access shall not be placed in Erosion Hazard Setback.
5) Admin Man Sec.4-04.2.3.1.4.B: Provide distance from east property boundary to EHS on exhibit.
