The subject property is entirely located within a Special Flood Hazard Area (SFHA), Zone AE as shown on the Flood Insurance Rate Map (FIRM), Community- Panel No. 040073-04019C-1689L, effective date June 16, 2011. Per Section 26-5.2 of the Tucson Code no development, storage of materials or equipment or other uses shall be permitted which acting alone or in combination with existing uses, create a danger or hazard to life or property. In order to process your application for development within the floodway fringe of the Wilson Avenue Wash the following information is required: BUILDING PLAN: 1) TC Sec.26-5.2.5: Revise the building plan and CMU wall detail to label and dimension the required wall openings to prevent encroachment within the floodplain. Or provide a drainage statement that shows the enclosure will not increase the base flood elevation more than one-tenth of a foot. The openings shall provide a total net area of not less than one square inch for every square foot of area enclosed, excluding any bars, louvers, or other covers of the opening. The bottom of the openings must be no higher than one foot above the higher of the exterior or interior grade or floor immediately below the opening and must be located with a minimum of 1 opening on each wall, but preferably with 2 opening on each wall. 2) TC Sec.26-5.2.10: Provide a note on the Building Plan to clearly state that all structures, material or equipment will be anchored to prevent flotation. Specifically for equipment such as generators that utilize gas or oil components. 3) TC Sec.26-5.2.11: Revise the building plan and platform details to show that the top of the bar grate and/or the lowest point of all service facilities such as the electrical components or generator equipment, whichever is lower, is at or above the regulatory flood elevation (2382.7 feet NAVD 1988). Provide the elevation in place of the referenced "2'-0 Top of Bar Grate dimension." 4) TC Sec.26-11.2.h: An Elevation Certificate (FEMA Form 086-0-33) must be prepared by a state registered land surveyor and submitted to our office prior to Final Electrical and Building Final inspections. The ELCERT will be issued with the Building Permit with all applicable Community Information filled out. GENERAL COMMENTS: Please provide a revised Building Plan with revised details that addresses the comments provided above.
