Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide revised plans and calculations, highlighting any changes or with a written response to each of the notated items indicating action taken.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL NOTES:

" Provide two sets of plans for approval without tape-on changes. Approved plans must be field ready; provide a clear copy of development sheet S2.0.

STRUCTURAL PLANS:

1. Provide a complete Covered Patio roof framing plan with rafters fastened to supporting beams or ledger (sheet S2.0), R301.1. Identify or detail the connection hardware (H2.5, rafter hanger, etc.).
2. The plan shows undersized rafters used as a beam and an unnecessary beam that is parallel with the rafters at the 8' x 8' Covered Patio.
3. Revise Detail 7/A7.0 showing post to beam hardware providing uplift support.
4. Provide Detail 9 on A7.0 or other sheet with space.
