Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide revised plans and calculations, highlighting any changes or with a written response to each of the notated items indicating action taken.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.

The City of Tucson adopted the 2012 IRC with amendments on 1/1/2012. Show the current code reference on the plans. Remove the UPC reference.

FOUNDATION PLANS:

1. Show compliance with termite treatment, R320.

STRUCTURAL PLANS:

1. Provide a complete roof framing plan with rafters sized with appropriate load carrying capacity, R301.1. Include the covered patio beam size and connection method to the building.

PLUMBING PLANS:

1. Show a plumbing code recognized by the City of Tucson, 2012 IRC. Remove the UPC reference.

MECHANICAL PLANS:

1. Provide heating facilities in all habitable rooms, R303.8.
2. Show bathroom exhaust fan locations with minimum 50 CFM rating and duct to the exterior, R303.3 and M1507.3.

ELECTRICAL PLANS:

1. Smoke alarms are required outside each separate sleeping area, R313.2. Show a smoke alarm on each side of the bedroom door.
2. Show a main disconnect on Panel B, E3601.7.
3. Show sub-panel feeder over-current protection (breaker size) on Panel A, E3705.5.
4. Show a GFCI receptacle outlet on the same level within 25' of exterior HVAC equipment, E3901.12.
5. Protect all 15A & 20A proposed outlets (except bathrooms and kitchen) including receptacles, lights and smoke detectors with combination type arc-fault circuit interrupters, E3902.12. Update note #8 with "new" replacing "bedroom".
6. Provide notation requiring tamper resistant receptacles for 125 volt, 15A and 20A receptacles, R4002.14.
7. Show or notate a disconnect means or a locking breaker for the water heater, E4101.5.
