This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide revised plans and calculations, highlighting any changes or with a written response to each of the notated items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. GENERAL NOTES: " All SFR and Duplex plans submitted after July 1, 2009 require a solar photo-voltaic system, or future installation preparation City of Tucson Ordinance #10549 with the following provisions: 1. A 4 square feet area for (meter, disconnect & inverter) equipment adjacent to the electrical service panel or near the proposed collector panel space. 2. The best roof space available for accommodating PV solar collector panels with capacity for collector dead loading (typically 4 lbs/SF). 3. A minimum 3,800 volt-ampere PV electrical load entry on the Service Load Calculation (Show as a continuous load of 15.8 A). 4. An Electrical Panel Schedule with a 240 volt circuit breaker space labeled "reserved for Photo Voltaic". Show appropriate notation. " All construction drawings submitted after June 1, 2010 for one- or two-family dwellings must provide gray water utilization or preparation, Ordinance #10579/11089 revised July 9, 2013. Include two clothes washer standpipes at an exterior wall, one with an above grade stub-out, and one to the building drain. STRUCTURAL PLANS: 1. Provide a complete braced wall design, R602.10, or Simplified design, R602.12. Show corners are no further than 10' from a "qualifying" braced wall panel. Include the wall sections at the front and back doors by adding hold-downs. PLUMBING PLANS: 1. Show the platform mounted water heater with a listed pan and ¾" drain line to a waste receptor or to the building exterior 6" above grade, P2801.5. 2. Provide a water hammer arrester for quick-closing valves serving the clothes washer, P2903.5. 3. Show an individual accessible water supply shut off for each dwelling unit, P2903.9.1. Show a water service pipe location consistent with the site plan. 4. Tucson Water Department limits 5/8" water meters to a maximum of 11 IRC fixture units or 15 gallons per minute. Specify a ¾" water meter upgrade. 5. Provide a complete fixture unit schedule, P2903.6. Provide the water pipe diameter between the meter and shut off valve in compliance with P2903.7. A minimum 1" service pipe is required for supplying water to more than 9.5 fixture units. 6. Provide a revised fixture unit schedule using 2012 code values for determining required service pipe diameter, Table P2903.6. Those shown are not consistent with current codes. 7. Recent clarification of the revised City of Tucson Ordinance #11089 for gray water preparation requires a minimum of one compliant fixture. The second clothes washer standpipe may discharge to an exterior wall discharge point for immediate usage. 8. Show gas pipe sizes in compliance with connected demand, G2413.3 & Table G2413.4(1). A 1" gas line is required for supplying over 104,000 BTUs at 95', therefore change the ¾" line to 1" between the range and water heater branches. MECHANICAL PLANS: 1. Provide (an HVAC system with) whole-house mechanical ventilation, R303.4 & M1507.3. 2. Provide Manual J/S/D calculations in accordance with M1401.3, M1601.1. Systems shall be sized in accordance with Manual S based on building loads calculated in accordance with Manual J and duct systems sized in accordance with Manual D. 3. Provide interior combustion air by showing louvered doors at the furnace closet and between the utility room and hall, G2407.5.1, or show combustion air compliance for appliances in confined spaces with two interior area openings of 1 SQ IN for each 1,000 BTU rating and minimum of two 100 SQ IN openings, one within 12" of top and other 12" of bottom of the furnace closet, G2407.5.3.1. ELECTRICAL PLANS: 1. Show or notate the requirement for a carbon monoxide detector outside of bedroom doors, when the dwelling includes an attached garage or gas appliance, R315. 2. Add a double breaker space for future Photo Voltaic on the panel schedule, E3404.11 & E3706.2. 3. Show the location of a typical electrical panel on the Electrical Plan with 4 square feet of clear area for future Photo Voltaic equipment, E3601.6.2 & E3705.8. 4. Revise the electrical load calculation showing a minimum 3,800 volt-ampere or 16 A continuous load entry for future Photo Voltaic equipment, E3602.2. 5. Designate the circuit number at the location of each light fixture, receptacle, appliance and equipment disconnect switch, E3703.5. Include washer and dryer. 6. Show the refrigerator and dishwasher on separate circuits. The dishwasher and garbage disposer may be on the same 20A circuit, NEC 210.11(C)(4) amended. 7. Protect all 15A & 20A proposed outlets (except bathrooms and kitchen) including receptacles, lights and smoke detectors with combination type arc-fault circuit interrupters, E3902.12.
