This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide revised plans and calculations, highlighting any changes or with a written response to each of the notated items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. SITE PLAN: 1. Provide a single site plan for review with correct Scope of Work statement, or remove the statement since this is a new dwelling without remodel, R106.1.1. FOUNDATION PLANS: 1. Show compliance with termite treatment, R320. 2. Notate the grade away from foundations with a minimum 6" fall within the first 10', R401.3. FLOOR PLANS: 1. Show a maximum ½" floor elevation change at a notated accessible route entrance on the floor plan, R106.1.1. 2. Show the location of a minimum 22" x 30" attic access. Attic access is required for areas exceeding 30 SQ FT with a minimum of 30" of headroom and located in a hallway or readily accessible space, R807.1, or show passage between the proposed and existing accessible attic areas. STRUCTURAL PLANS: 1. Provide a complete braced wall design, R602.10, or simplified design, R602.12. 1. Braced wall panels may be no more than 20' between edges. Move the mid panel on the long wall sides, or show wider panels. 2. Table R602.10.3(1) shows the minimum total length of bracing for CS-WSP is 9 feet for wall line spacing over 50 feet. Add a mid panel on the short wall sides, or show wider panels. SECTIONS - DETAILS: 1. Remove the "green board" option from General Note #4, sheet #2, R702.4.2. PLUMBING PLANS: 1. Show hot water pipe with minimum R-3 insulation, N1103.4.2. 2. Provide a water hammer arrester for quick-closing valves serving the clothes washer, P2903.5. 3. Show the water pipe sizes with sufficient capacity for controlling excessive flow rates, P2903.6 A minimum 1" pipe is required for supplying water to more than 9.5 fixture units and a ¾" pipe for more than 3.0 fixture units. Change the cold pipe supplying the water heater to 1". Change the cold pipe supplying the bathrooms to 3/4". 4. Show a clean out at the kitchen sink area, State amendment. 5. Show plumbing vents (VTR) within acceptable distances from traps, P3105.1. MECHANICAL PLANS: 1. Provide (an HVAC system with) whole-house mechanical ventilation, R303.4 & M1507.3. 2. Provide Manual J/S/D calculations in accordance with M1401.3, M1601.1. Systems shall be sized in accordance with Manual S based on building loads calculated in accordance with Manual J and duct systems sized in accordance with Manual D. ELECTRICAL PLANS: 1. Show locations of each smoke alarm, R313. Notate that all smoke alarms must be interconnected with a power source from the building wiring, and be equipped with battery backup, R313.2. 2. Revise the electrical load calculation showing a minimum 3,800 volt-ampere or 16 A continuous load entry for future Photo Voltaic equipment, E3602.2. 3. Designate the circuit number at the location of each light fixture, receptacle, appliance and equipment disconnect switch, E3703.5. Update the circuit numbers shown at the water heater and utility room. 4. Show receptacle outlets at each kitchen counter space wider than 12" with no point along the wall line more than 24" from a receptacle outlet, E3901.4.1. Check each side of the kitchen sink. 5. Protect all 15A & 20A proposed outlets (except bathrooms and kitchen) including receptacles, lights and smoke detectors with combination type arc-fault circuit interrupters, E3902.12. Update note #10 with "all 15A & 20A" replacing "in unit dwelling bedrooms". 6. Show or notate a disconnect means or a locking breaker for the water heater, E4101.5. INTERNATIONAL ENERGY CONSERVATION CODE: 1. Remove the outdated Energy Code Schedule on sheet #3, N1102.1. The schedule on sheet #2 is correct.
