This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide revised plans and calculations, highlighting any changes or with a written response to each of the notated items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. STRUCTURAL PLANS: 1. Show a header/lintel size with appropriate load carrying capacity for new opening at the wall between kitchen and dining room, R301.1. This may be a load bearing wall. SECTIONS - DETAILS: 1. Show the exterior Wall Section Detail identifying materials and fasteners for the new closet structure, R106.1.1. PLUMBING PLANS: 1. Notate the requirement for a carbon monoxide detector installation outside of bedroom doors, R315.3. This is required as permitted work is done within existing dwellings having attached garages or having fuel-fired appliances. 2. Show the water closet vent (VTR) size consistent with Table P3107.3. A minimum 2" VTR is required. MECHANICAL PLANS: 1. Show any additions to HVAC or ducts, R1601. ELECTRICAL PLANS: 1. Interior alterations require the installation of smoke alarms at existing bedrooms, R313.2.1. Provide notation if existing or proposed. 2. Show receptacle outlets at each kitchen counter space wider than 12" with no point along the wall line more than 24" from a receptacle outlet, E3901.4.1. 3. Show Bathroom lavatory receptacles on a separate 20 AMP circuit (dedicated) with outlets at no other locations, E3703.4. INTERNATIONAL ENERGY CONSERVATION CODE: 1. Tucson is in climate zone 2B. The simplified prescribed energy values for glazing is U=0.40, skylights U=0.65, ceiling R=38 and framed walls R=13. Mass wall requirement is R=4 when 50% of insulation is exterior and R=6 when applied interior, N1102.1. Show a means of achieving the prescriptive values at each new structure assembly.
