The purpose of this review is to verify compliance to the 2012 International Residential Code with local amendments. In order to facilitate a shorter back check time, we request that you please provide two complete sets of revised plans and calculations, along with a written response to each of the noted items indicating action taken. Other comment references may be derived from additional codes and standards adopted by The City of Tucson. All features have been checked only to the extent allowed by the submittals provided for review. All portions of this project are assumed to meet other departmental requirements, conditions, and concerns before permit approval. SITE PLAN: 1. Indicate the location of all utility lines, R106.1.1. FLOOR PLAN: 2. Specify safety glazing in hazardous locations (within 24" of doorways) R308.4. 3. Doors between a garage and a residence shall be self-closing minimum 20-minute fire-rated, R302.5.1. FOUNDATION PLAN: 4. All exterior framed walls require continuous concrete footings min. 12"wide x 12" below grade with treated sill plates and anchor bolts per R403.1 & R403.1.6 (including carport and porch enclosures). STRUCTURAL / FRAMING PLAN: 5. Provide a complete braced wall line layout showing the location of braced wall panels within 10 feet of each end of each braced wall line and shall be no more than 20 feet apart, R403.1.6, R602.10.2.2. 6. Specify header or lintel sizes for openings between dining and family rooms. Structural elements must be capable of supporting new and existing loads. SECTIONS - DETAILS: 7. Ceiling gypsum board must be either 5/8" or ½" sag resistant when applied to ceilings framed at 24" o/c, IRC table R702.3.5 footnote d. MECHANICAL PLAN: 8. Provide Manual D calculations for duct design, M1601.1. ELECTRICAL PLAN: 9. Show receptacle outlets at wall spaces 2' or more so that no point along the wall (excluding door openings) is more than 6' from a receptacle outlet, E3901.2. INTERNATIONAL ENERGY CONSERVATION CODE: 10. Specify prescriptive insulation and fenestration values per Table N1102.1.1/R402.1.1 or submit justified analysis. Simplified prescribed energy values for climate zone 2B: ceilings=R-38, windows=U-0.40, SHGC=0.25. 11. Indicate the ceiling insulation material that will provide the required R-value in the 2x8 cavity. 12.
