This letter reflects comments to be addressed. The purpose of this review is to verify compliance to the 2012 International Residential Code with local amendments. In order to facilitate a shorter back check time, we request that you please provide two complete sets of revised plans and calculations, along with a written response to each of the noted items indicating action taken. Other comment references may be derived from additional codes and standards adopted by The City of Tucson. All features have been checked only to the extent allowed by the submittals provided for review. All portions of this project are assumed to meet other departmental requirements, conditions, and concerns before permit approval.

The comments for this review are based on code minimums only. This design incorporates additional electrical circuits and structural elements above code minimum which may be used at the owner's option.

FLOOR PLAN:
1. Define wet areas referred to on section drawing note sheet A2. Specify cement, fiber-cement, or glass-mat board backing in tub/shower enclosures, R307.2, R702.4.2.

STRUCTURAL / FRAMING PLAN:
2. Indicate the location of the ledger condition called for in structural calculations.
3. Clarify the vented bond beam design on detail 11 sheet S2 with consideration of the 2012 IECC thermal envelope requirements.

ELECTRICAL PLAN:
4. Existing metal carport does not appear to be designed for the minimum 20psf live load for a walking surface. Raising the electrical service weather head to accommodate walking surfaces would suggest otherwise. Suggest finding a more appropriate location of the upgraded service panel like the adjoining masonry wall so the overhead conductors are further away from the existing parking structure.
