FLOODPLAIN INFO: 2360 L X unshaded, local jurisdictional floodplain at N side of lot ACTIVITY NUMBER: DP13-0247 (grading), T13OT01461 (floodplain), T13CM07476 (bldg) Summary: Engineering Division has reviewed the development package including a copy of the grading plan. Engineering does not recommend approval of the plan until the ERR-W.A.S.H. Report is approved and the following comments are addressed. GRADING/FLOODPLAIN COMMENTS: 1) Admin Manual Sec.2-06.4.8.B: Information within the lot boundary should be shown and labeled, including dimensions and bearings of lot boundary (per sheet 7 of Final Plat), floodplain limits (per sheet 2 of Final Plat), EHS (per sheet 7 of Final Plat), W.A.SH. Ordinance Study Area limits (per Tentative Plat sheet 7 & administrative directive documents), and all easements (per sheet 7 of Final Plat). See attachment and link: http://tdotmaps.transview.org/mandr/MP/MPSelect.cfm?bkpg=59041 2) Tucson Code Chapter 29 Article VIII sections 29-13 & 29-15(b)(1), Tech Manual Sec.4-02.2.2.B: Cholla Wash is a W.A.S.H. Ordinance watercourse and is subject to W.A.S.H. Ordinance review per administrative directive 28MAR05 and this section of Tucson Code. Show W.A.S.H. Study Area on lot planview and submit ERR-W.A.S.H. Report under a separate review. Please note this review is a separate process and there is neighborhood notification that takes 30-45 days to complete. For W.A.S.H. Ordinance (Tucson Code Chapter 29 Article VIII) compliance, follow the outline of the elements listed under the Tucson Code Section 29-15(b)(1). Per this section, your W.A.S.H. Ordinance report should provide complete discussions regarding any effects on hydrology and hydraulics to the 50-foot Study Area due to the elements that are outlined in section 29-15(b)(1) a through i. In order to easily review the report each of these sections a through i can be addressed separately by section letter. There should be an objectives and/or summary section in the report discussing how the proposed project meets the purpose and intent of the W.A.S.H. Ordinance and ERR standards. See Tucson Code Sec.29-12(a) through (d). See Tech Man Sec.4-02 for additional report format. 3) Tech Manual Sec.2-01.4.1.D: Provide copy of soils report - geotechnical engineer should provide acceptance for stability of proposed 1:1 (H:V) slopes. 4) Tech Manual Sec.2-01.4.1.C.4: Clarify the following grading comments: i) Show on planview and with notes how the proposed retaining system is to be constructed without disturbance beyond grading limits. ii) Label spot elevations providing top of wall and bottom finished grade elevations for retaining system. iii) Show proposed spot elevations along south building pad area and driveway to assure positive gradient around structure. iv) Tech Man Sec.2-01.9.2: Show setbacks (minimum 2-ft) at east and west pad grading area from disturbance limits to property line. v) Show utility lines on planview (gas/water/electric). vi) East proposed grading area does not show cut conditions proposed per topography and proposed contour grades. Revise grading/disturbance limits to include cut slopes. vii) Consider any need for a revised disturbance limits to provide sufficient staging area. Please be aware that if construction disturbance exceeds approved plans, Inspector may issue Stop Work Order or request revised grading plan. 5) Address the following comments regarding the notes: i) Update Grading Note 2 to reflect current grading standard reference; replace "DS Sec11-01" with "Technical Standards Manual 2-01.0" ii) Complete General Site Note 1. iii) Revise General Site Note 4 to reference City of Tucson Hillside Development Zone regulations and grading standards 2-01.0. iv) General Site Note 7: Reference soils / geotechnical report(s) / addenda for lot and/or subdivision.
