| 12/05/2013 | ERIC NEWCOMB | BUILDING-COMMERCIAL | REVIEW | Denied | 1. SHEET CVR; CODE INFORMATION: REVISE THE APPLICABLE CODES LISTED (2012 IBC, 2012 IPC, 2011 NEC, 2012 IEBC, 2009 ICC/ANSI, ETC.) AND VERIFY THE NEW CODE REQUIREMENTS ARE MET. 2. SHEET CVR; CODE INFORMATION: UNDER NUMBER 2, THE IBC SECTION 504.2 IS REFERENCED AS EXEMPTING TYPE III BUILDINGS FROM FIRE SPRINKLERS. THIS SECTION REFERENCES ONLY THE BUILDING HEIGHT AS IT RELATES TO AUTOMATIC SPRINKLERS. VERIFY. REQUIREMENTS FOR FIRE SPRINKLERS IN VARIOUS OCCUPANCY GROUPS ARE ADDRESSED IN CHAPTER 9 OF THE IBC. 3. SHEET A-1 (FLOOR PLAN); SHEET A-2 (KEYNOTES): NOTE A3 WAS NOT LOCATED ON THE PLAN. VERIFY. 4. SHEET A-1; FLOOR PLAN: A KEYNOTE IN THE NORTHWEST CORNER OF THE BUILDING INDICATES A14 AT A STACKED PT/TRASH DISPENSER. REVISE. 5. SHEET A-3; EXTERIOR ELEVATION WITH NEW RESTROOM ADDITION: THE CITY OF TUCSON REQUIRES ALL LETTERING (UPPER AND LOWER CASE) TO BE A MINIMUM OF 3/32" IN HEIGHT. REVISE THE BUILDING HEIGHT DIMENSIONS. 6. SHEET A-8; DISABLED RESTROOM ELEVATIONS: SIDE ELEVATION C REFERENCES TO THE 2003 ICC/ANSI. REVISE. 7. SHEET S-2.0; FOUNDATION PLAN: REVISE THE CONTROL JOINT DETAIL CALL-OUT AT TWO LOCATIONS. 8. STRUCTURAL CALCULATIONS; COVER: REVISE THE SOIL CRITERIA NOTED TO MATCH THE GENERAL STRUCTURAL NOTES ON SHEET S-1.0 OF THE DRAWINGS. 9. GENERAL: PROVIDE WRITTEN RESPONSES TO ALL REVIEW COMMENTS. |

| 12/20/2013 | ROBERT SHERRY | WATER | REVIEW | Denied | On sheet P-1 the backflow protection for the water service is noted to be a double check valve assembly; verify if this is correct. Reduced pressure backflow prevention assemblies are required to be installed directly after the water meter for buildings that have baptismals. Reference: Chapter XXVII, Article V, Section 27-72, the Tucson Code, http://cms3.tucsonaz.gov/sites/default/files/water/docs/backflow-ordinance.pdf |
| 12/20/2013 | ROBERT SHERRY | PLUMBING-COMMERCIAL | REVIEW | Denied | 1. Verify that the tempered water for the lavatories is provided using approved devices conforming to ASSE 1070 (i.e. provide the listing information for the specified thermostatic mixing valve). Reference: Sections 416.5 and 607.1.2, IPC 2012. 2. Section 604.1, IPC 2012 allows water distribution systems to be designed using accepted engineering methods. Your demand calculations however, appear to be from the IRC and the fixture units are not appropriate for an assembly occupancy. Revise the calculations using an approved calculation method. 3. A double check valve assembly is not allowed for a building with a baptistery, a reduced pressure backflow prevention assembly is required. The pressure drop across a reduced pressure backflow prevention assembly is significantly higher than for a double check valve assembly. Revise the water pressure calculations using a pressure drop appropriate to the brand and model of the backflow prevention assembly that is actually installed. Reference: Section 604.1, IPC 2012. 4. Verify that the pipe sizes called out for the flush valves for possible future urinals will not result in water velocities greater than that recommended by the pipe manufacturer (e.g. limit the water velocity to less than 8 FPS for copper piping). At a minimum design flow rate of 12 GPM for a flush-valve urinal, a 1/2" Type L copper pipe has a flow velocity of 16.5 FPS. Reference: Table 604.3, IPC 2012. 5. The developed length of the hot water supply piping appears to be greater than fifty feet; if so, provide a method for maintaining the temperature of the hot water supply system. Reference: Section 607.2, IPC 2012. 6. Verify the pipe sizes shown in detail 1/P-2. In several cases, the pipes change size for no apparent reason without a cleanout suitable for the new pipe size. Reference: Section 708.7, IPC 2012. 7. Provide the rim elevation of the next upstream sanitary manhole and the first floor elevation. Determine the need for a backwater valve per Section 715.1, IPC 2012, as amended by the City of Tucson. 8. Clarify the slopes for the roof of the addition. Reference: Section 107.2.1, IBC 2012. 9. Provide dimensions for the roof downspouts and for the "overflow" for the collector box. Reference: Sections 1106 and 1108.3, IPC 2012. |
| 12/20/2013 | ROBERT SHERRY | MECHANICAL-COMMERCIAL | REVIEW | Denied | 1. Provide energy code compliance calculations for the additions to the building envelope; use the climate zone for Tucson. Provide sufficient detail on the drawings to evaluate the energy compliance of the additions to the building envelope. The information shall, as a minimum, include U-factors of the envelope systems and fenestration components, along with the R-values of the insulation and the SHGC for the fenestration. Reference: Sections C101.4.3, C101.5, and C103.2, International Energy Conservation Code 2012. 2. The "Additional Efficiency Package Requirements" noted in COMcheck (C406, IECC 2012) is applicable to new construction (i.e. additions). Reference: Section C401.2.1, IECC 2012. 3. Demonstrate energy code compliance for the mechanical addition to the building using calculations based on the current code. Reference: Sections C101.4.3, C101.5, and C103.2, International Energy Conservation Code 2012. 4. Provide heating and cooling load calculations that justify the capacities of the heating and cooling equipment specified for the project. Reference: Sections C403.2.1 and C403.2.2, IECC 2012. 5. Provide calculations demonstrating adequate ventilation using the current code. Reference: Section 403.2, IMC 2012. 6. Ventilation for restrooms in public spaces requires a minimum of 50 CFM of mechanical exhaust per water closet or urinal if the exhaust is continuous and 70 CFM if the exhaust is intermittent. Reference: footnote e, Table 403.3, IMC 2012. |
