1. The building plans have been reviewed by Zoning Review Section but cannot approve the plan until all zoning comments or concerns have been addressed.

2. Until the development package has been approved the building plans cannot be approved.

3. Until the grading plan has been approved the building plans cannot be approved.

4. Remove the City of Tucson Development Plan approval stamp from the building plan sheets. The only sheets that should have this stamp are the development package and grading plans.

5. Zoning will re-review the building plan on the next submittal to insure compliance with the approved development package. Additional comments may be forthcoming.

12/06/2013 ROBERT SHERRY WATER REVIEW Denied Clarify the size of the water meter and reduced pressure zone backflow prevention assembly serving this building. The civil plans show an existing 1-1/2" water meter and backflow assembly but the plumbing plans call for a 2" water meter and backflow assembly. Reference: Section 107.2.1, IBC 2012.
12/09/2013 ROBERT SHERRY PLUMBING-COMMERCIAL REVIEW Reqs Change 1. The International Plumbing Code, 2012, is the controlling code for this activity, not the 2006 International Plumbing Code (similarly, the California Plumbing Code is not acceptable). The use of the 2012 Uniform Plumbing Code is allowed provided an appeal to the building official is filed. There is no charge for this appeal. This review has been made using the 2012 IPC. Reference: Section 101, IBC 2012.
2. Coordinate the civil site utility plan (9 of 10) and the plumbing plan (P-2.1). The two plans show different locations and sizes for the water service to the building and different exit points from the building for the sanitary and grease waste. Include a coordinated civil site utility plan as part of the building plan set; the construction of the on-site utilities must be included as part of a building permit.
3. Coordinate the venting shown on the below slab plumbing plan (P-1.1) with the sanitary riser diagram (P-5.1).
4. Verify the gas input requirement for the water heater; it is shown as 150 MBH on sheets P-4.2 and P-7.1 but the fixture connection schedule on sheet P-6.1 calls for a gas input of 199 MBH.
5. Provide information to show that the installation of the vacuum relief valve on the suction side of the hot water circulation pump (detail 5/P-6.1) complies with the pump manufacturer's listing information. Reference: Section 303.2, IPC 2012.
6. Verify that the pipe sizes called out for the water closet flush valves will not result in water velocities greater than that recommended by the pipe manufacturer (e.g. limit the water velocity to less than 8 FPS for copper or CPVC piping). At a minimum design flow rate of 25 GPM for a siphonic, flush-valve water closet, a 1" Type L copper pipe has a flow velocity of 9.7 FPS. Reference: Table 604.3, IPC 2012.
7. Provide tempered water for the lavatories using approved devices conforming to ASSE 1070. The model number of the specified valve is obsolete; per the specified manufacturer, the current model of the temperature mixing valve is for point-of-use applications. Provide listing information from the manufacturer that shows the valve is capable of serving as a point-of-use thermostatic valve (ASSE 1070) while installed as at the hot water source ASSE 1017). Reference: Sections 303.2, 416.5, and 607.1, IPC 2012.
8. The design of the water heater piping (detail 5/P-6.1), with both a shutoff valve and a check valve located between the water heater and the expansion tank, makes it impossible for the expansion tank to accommodate the thermal expansion of the water in the water heater, as intended by Section 607.3, IPC 2012.
9. Appliances (e.g. coffee makers, ice makers, etc) to be directly connected to the water supply system that do not have listed, integral backflow preventers or integral air gaps conforming to Section 608.13.1, IPC require backflow prevention. Specify the type of backflow prevention device required for each water connection. Reference: Sections 608.1 and 608.3, IPC 2012.
10. Provide an additional cleanout for each 40-foot section of drains having a change of direction greater than 45 degrees. Cleanouts shall be sized for the nominal size of pipes that they serve up to 4-inches. Reference: Sections 708.3.3 and 708.7, IPC 2012.
11. Provide a cleanout at the junction of the building drain and the building sewer. Reference: Section 708.3.5, IPC 2012.
12. Provide the rim elevation of the sanitary manhole or cleanout in the public sewer system upstream of the connection of the building sewer to the public sewer system. Determine the need for a backwater valve per Section 715.1, IPC 2012, as amended by the City of Tucson.
13. Clarify the drainage and venting configuration for kitchen fixture 365 as shown on the sanitary riser diagram, (P5.1). Provide separate indirect waste pipes for each compartment of the 3-compartment sink to protect against cross-contamination or fouling. Reference: Sections 801.2 and 802.1.8, IPC 2012.
14. Verify that all of the vents (except for vents serving interceptors located outdoors; i.e. flat venting is not allowed inside buildings under the IPC) rise vertically to at least 6" above the flood rims of the fixtures they protect prior to running horizontally. Reference: Section 905.4, IPC 2012.
15. Verify the roof drainage calculations (two different values for the roof areas are shown on P-1.1 and P-4.1). Include the effect of any vertical walls that can divert rainfall onto the roof. Reference: Sections 1101, 1106 and 1108, IPC 2012.
16. Coordinate the termination of the primary rainwater leaders with the civil site utility plan; no storm drains appear to be shown on the civil site plan.
17. Correct the gas input to AC-1 and the size of the gas pipe serving AC-1 on sheet P-4.2 (these items are correct on sheet P-4.1 but the drawing title on sheet P-4.1 is incorrect).
12/10/2013 ROBERT SHERRY MECHANICAL-COMMERCIAL REVIEW Reqs Change 1. Revise the energy code analysis for the building envelope, coordinating the building components used in the analysis with those shown on the drawing (e.g. the drawings show two levels of cavity insulation in the exterior walls, some of the exterior walls are metal-framed, the glass schedule indicates a higher U-value and SHGC, two glass doors are not included, etc). Reference: Section C303.1, IECC 2012, as amended by the City of Tucson.
2. According to the envelope compliance certificate, the reduced interior lighting power option was selected as the "additional efficiency package option" (Section C406). Verify that the interior lighting power complies with the requirements of Section C406.3, IECC 2012.
3. Show the minimum energy efficiency rating (EER) or seasonal energy efficiency rating (SEER) for each air conditioning unit in the rooftop unit schedule. Reference: Section C403.2.3, IECC 2012.
4. Revise the notes on sheet M-1.2 to include the required provisions for commissioning the mechanical building systems per Section C408.2, IECC 2012.
5. Verify the size of the drain pan condensate connections for the specified air conditioning units; Lennox typically has a 1" minimum drain pan connection. See also keynote 8 on sheet P-1.1; it shows the 1-1/4" condensate drain on the roof reducing to 1" in the drop to the floor sink. Condensate drains may not decrease in size in the direction of flow. Reference: Section 307.2.2, IMC 2012.
6. Revise the sequence of operation for the restroom exhaust fan (EF-5) so that all of the air supplied to the restrooms will be exhausted (i.e. the fan shall run during occupied hours, even when the lights are off). The exhausted air from the restrooms shall be limited to no more than 10% of any subsequent supply air stream. Reference: Section 403.2.1 (4), IMC 2012.
7. Provide calculations to show that the ventilation system is sized in accordance with Section 403.3, IMC 2012. Justify the use of the "dining room" classification as opposed to "fast food/cafeteria" for calculating the required ventilation.
