COMMENTS: the following comments are relative to an application for a Design Development Option (DDO) (UDC 3.11.1).


This site is located in the R-1 zone (UDC 4.7.8). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9.

The minimum setback to the front street perimeter property line is the greater of twenty (20) feet, or one and one-half (1 ½) the height of the proposed wall ((UDC 6.4.5.C.1.a).

The DDO process may only be used to reduce the driveway length to a carport, and not to a garage (UDC Section 6.4.5.C.2.b.1.c). The minimum driveway length to the edge of a sidewalk for a carport is nineteen (19) feet (UDC Section 6.4.5.C.2.b.1). The minimum driveway length for a carport is eighteen feet to the property line (UDC Section 6.4.5.C.2.b.1.a & b).

1. COMMENT: DDO required for new porch. The setback requirement from the street property line is the greatest of 20 feet or 1.5 times the height of structure wall facing the street property line. The height of the Top of Beam is nine (9') feet from design grade, the minimum setback requirement is 20 feet. The applicant proposes 17'-6" from the street property line.

2. COMMENT: DDO required for the carport structure. The setback from the street property line is the greatest of 20 feet or 1.5 times the height of the wall height facing the street property line. The height of the dormer is 10'-5" from the street property line. The owner proposes 4'-1".

3. COMMENT: DDO required for the driveway. The minimum driveway requirement is 18 feet from the street property line and 19 feet from the back of sidewalk. The owner is requesting to reduce the driveway to 4'-1" from the back of sidewalk, 3'-1" from the property line.
