Lee St. Applicant: Peter Smith This letter reflects comments to be addressed. The purpose of this review is to verify compliance to the 2012 International Residential Code with local amendments. In order to facilitate a shorter back check time, we request that you please provide two complete sets of revised plans and calculations, along with a written response to each of the noted items indicating action taken. Other comment references may be derived from additional codes and standards adopted by The City of Tucson. All features have been checked only to the extent allowed by the submittals provided for review. All portions of this project are assumed to meet other departmental requirements, conditions, and concerns before permit approval. INCLUSIVE HOME DESIGN: 1. Provide a complete set of notes on the plan to meet the Inclusive Home Design Ordinance 10463. FLOOR PLAN: 2. Specify sill height greater than 24 inches for second floor windows or provide fall protection for windows located more than 72 inches above the adjoining grade, R312. STRUCTURAL / FRAMING PLAN: 3. Revise note on sheet 6 for unvented attic assemblies to comply with R806.5 PLUMBING PLAN: 4. All construction drawings submitted after June 1, 2010 for one- or two-family dwellings must provide gray water utilization or preparation, Ordinance #10579/11089 revised July 9, 2013. Provide gray drain-line discharge of all second story bathing fixtures through an exterior-wall drop for future gravity distribution. Include an aliened purple colored 2" vertical drop to a cleanout cap 2' above grade. 5. Cleanouts are required at the kitchen sink area, State amendment. 6. Cleanouts are required near the base of each vertical waste or soil stack, P3005.2. MECHANICAL PLAN: 7. Limit all code references to those recognized by the City of Tucson. Update the code reference at note #1 to 2012 IRC. 8. Show supply ducts with minimum R-8 insulation (includes vented attics) except when completely located inside the thermal envelope, N1103.2.1. All other ducts require R-6 insulation. Update the R values at note #9. 9. Provide consistent information between Manual J/S/D calculations and mechanical sheet 8.0. ELECTRICAL PLAN: 10. On June 17, 2008, Mayor and Council unanimously voted to require all new residences to be solar ready for electric (PV). Starting July 1, 2009, all new single family homes or duplexes must include in the plans either a photovoltaic system or preparation for later installation of a PV system in order to receive a permit. 11. Revise the electrical load calculation showing a minimum 3,800 volt-ampere or 16 A continuous load entry for future Photo Voltaic equipment, E3602.2. 12. Specify circuit reference for receptacle in powder room. 13. Provide a switched source of light in downstairs hallways, E3903.3. 14. Specify faceplate grounding per E4001.11.1. 15.
