This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide revised plans and calculations, highlighting any changes or with a written response to each of the notated items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. The City of Tucson adopted the 2012 IRC with amendments on 1/1/2012. Show the current code reference on the plans. GENERAL NOTES: " All construction drawings submitted after June 1, 2010 for one- or two-family dwellings must provide gray water utilization or preparation, Ordinance #10579/11089 revised July 9, 2013. Provide gray drain-line discharge of all second story bathing fixtures through an exterior-wall drop for future gravity distribution. Include an aliened purple colored 2" vertical drop to a cleanout cap 2' above grade. The home owner may perform system alteration for future gray water usage. PLUMBING PLANS: 1. Show hot water pipe with minimum R-3 insulation, N1103.4.2. 2. Provide a water hammer arrester for quick-closing valves serving the clothes washer, P2903.5. 3. Show a clean out at the kitchen sink area, State amendment. 4. Show a cleanout at the base of each vertical waste or soil stack, P3005.2. Recent clarification of the revised City of Tucson Ordinance #11089 for gray water preparation requires separate second floor black and gray vertical drains to the below grade horizontal drain. Show the gray vertical drain for bathing fixtures at an exterior wall with purple stub-outs for future wye fitting alteration. MECHANICAL PLANS: 1. Limit all code references to those recognized by the City of Tucson. Update the code reference at note #1 to 2012 IRC. 2. Show supply ducts with minimum R-8 insulation (includes vented attics) except when completely located inside the thermal envelope, N1103.2.1. All other ducts require R-6 insulation. Update the R values at note #9. ELECTRICAL PLANS: 1. Revise the electrical load calculation showing a minimum 3,800 volt-ampere or 16 A continuous load entry for future Photo Voltaic equipment, E3602.2. 2. Show receptacle outlets at wall spaces 2' or more with no wall point (exclude door openings) more than 6' from a receptacle outlet, E3901.2. Include the wall space on the right side of the living room entertainment center. 3. Show or notate a disconnect means or a locking breaker for the water heater, E4101.5.
