The plumbing notes on sheet P.201 refer to the 2012 IPC but the Regulatory Agency Summary on sheet A.001 and the Applicable Codes, Criteria and Policy notes on sheet A.003 refer to the 2012 UPC. This review has been made using the 2012 IPC.
2. Verify that the tempered water for the lavatories will be provided using thermostatic mixing valves conforming to ASSE 1070. Reference: Sections 416.5 and 607.1, IPC 2012.
3. Flush tank water closets were used for calculating the total demand and determining pipe sizes but the Plumbing Fixture Schedule on sheet P.201 specifies water closets with flush valves. Coordinate the calculations with the specified fixtures. Reference: Section 604.3, IPC 2012.
4. If flush valve water closets are to be installed, verify that the pipe sizes called out for the flush valves will not result in water velocities greater than that recommended by the pipe manufacturer (e.g. limit the water velocity to less than 8 FPS for copper piping). At a minimum design flow rate of 25 GPM for a siphonic, flush-valve water closet, a 1" Type L copper pipe has a flow velocity of 9.7 FPS. Reference: Table 604.3, IPC 2012.
5. Clarify the reason for using an indirect waste connection for the dishtable sink, SK-1. Reference: Section 802.1, IPC 2012.
6. All plumbing fixtures that are not used for food storage, preparation or handling shall be directly connected to either the sanitary drain system or the grease drain system. Reference: Section 802.1, IPC 2012.
7. Provide a note directing the contractor to provide separate indirect waste pipes for each compartment of the 3-compartment sink to protect against cross-contamination or fouling. Reference: Sections 801.2 and 802.1.8, IPC 2012.
12/06/2013 ROBERT SHERRY MECHANICAL-COMMERCIAL REVIEW Reqs Change 1. Revise the font used on the drawings to a minimum height of 3/32-inch (see sheet M.101). Reference: Section 107.2.1, IBC 2012.
2. With regard to the hood fire protection detail on sheet M.202, the Scottsdale Fire Department would prefer that you obtain a permit and inspection of the hood fire protection system from the Tucson Fire Department.
3. Provide heating and cooling load calculations that justify the capacities of the heating and cooling equipment specified for the project. Reference: Sections C403.2.1 and C403.2.2, IECC 2012.
4. The portion of the building shell being modified in this activity does not appear to have been conditioned. Section C101.4.5, IECC 2012 requires the space to be brought into full compliance with the current energy code (including the "Additional Efficiency Package Requirements", Section C406, IECC 2012). Provide energy code compliance calculations for the building envelope; use the climate zone for Tucson. Provide sufficient detail on the drawings to evaluate the energy compliance of the building envelope. The information shall, as a minimum, include U-factors of the envelope systems and fenestration components, along with the R-values of the insulation and the SHGC for the fenestration. Reference: Sections C103.2 and C401.2, International Energy Conservation Code 2012.
5. Provide specifications for the proposed scrubber along with details showing its installation requirements. Reference: Section 107.2.1, IBC 2012.
6. Show that the make-up air unit and the scrubber can be installed between the ceiling and the existing second floor slab and have adequate space for operation and maintenance access per the manufacturer's installation instructions. Reference: Sections 304.1 and 306.1, IMC 2012.
7. Provide structural calculations and details to show how the kitchen exhaust scrubber is to be connected to the building structure. Reference: Section 302.1, IMC 2012.
8. Provide auxiliary drain pans or secondary drain systems for the fan coil units and the make-up air unit(s). Reference: Section 307.2.3 IMC 2012.
9. Clarify the location of the intake openings for the makeup air unit (or units, if the kitchen equipment proposal is correct and there are two units). Reference: Section 401.4, IMC 2012.
10. Clarify the source of the make-up air for the restroom exhaust fan; natural ventilation of the dining/bar area cannot be relied upon to furnish this makeup air. Reference: Sections 402.1 and 403.1, IMC 2012.
11. Revise the sequence of operation for the restroom exhaust fan so that all of the air supplied to the restrooms will be exhausted The exhausted air from the restrooms shall be limited to no more than 10% of any subsequent supply air stream. Reference: Section 403.2.1 (4), IMC 2012.
12. Clarify the source of the ventilation calculations for the kitchen and storage areas; it does not appear to be from Section 403.3, IMC 2012.
13. Coordinate the Type I hood detail on sheet M.202 to correspond to the hood model that will be installed (unlike the shop drawings, the detail shows a compensating hood). Reference: Section 107.2.1, IBC 2012.
14. Clarify the size of the exhaust duct for the Type II hood; it is noted to be 9"x 9" but shown as 10"x 10" on the mechanical plan. Reference: Section 107.2.1, IBC 2012.
15. Clarify the location of the exhaust outlets for KEF-1, EF-1, EF-2, EF-3, the water heaters, and the scrubber. Reference: Sections 501.3.1, and 501.3.1.1, IMC 2012 and Section 503.8, IFGC 2012.
