This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide revised plans and calculations, highlighting any changes or with a written response to each of the notated items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL NOTES: 1. Items built without permit may require alteration or improvement for achieving code compliance with the 2012 IRC, R101.3. FOUNDATION PLANS: 1. Locate and detail all footings (R301.1) for the interior bearing wall between the Media Room and Dining Room. Also, indicate if new or existing. STRUCTURAL PLANS: 1. Provide rafter sizes and spacing in compliance with Table R802.5.1. The 2" x 8" Media Room rafters at over span. SECTIONS - DETAILS: 1. Provide consistent detail references for the proposed exterior wall construction, R106.1.1. Clarify the location of detail #3 that is referenced on Section B sheet A.3. 2. Specify the minimum thickness of structural siding, R602.10.3.4, and a #15 water-resistive barrier over studs of all new exterior walls, R703.2 ELECTRICAL PLANS: 1. Show one 20 AMP branch circuit in the laundry area; this circuit may not serve other locations, E3703.3 and 3901.8. 2. Protect all 15A & 20A proposed outlets (except bathrooms and kitchen) including receptacles, lights and smoke detectors with combination type arc-fault circuit interrupters, E3902.12.
