11/13/2013 | DAVID RIVERA | ZONING | REVIEW | Reqs Change | FROM: David Rivera Principal Planner PROJECT: T13CM06638 6525 E Littletown Road Medical Marijuana Cultivation Use - Building Plan Review TRANSMITTAL DATE: November 14, 2013 DUE DATE: November 25, 2013 COMMENTS: 01. After reviewing the building plans and comparing the footprint to the footprint on the site plan it has been noted that the building square footage exceeds the 3,000 maximum square feet allowed by the M.M Ordinance 10850. The dimensions on the plans must be measured from the outside edge of the finished wall. The plans indicate two dimensions, one on the foundation plans and one on the floor plan. By using the foundation dimensions to calculate the square footage, the square footage is about 288 square feet over the allowed maximum. The dimension on the floor plan is from the center of the wall which cannot be used to calculate the overall square footage. The GFA is measured from the outside edge of the finished wall. Dimension the floor plan based on the finished wall. The overall square footage must be no greater than 3,000 square feet. 02. The site plan submitted with the building plans has been changed after the plan was stamped by the reviewers. This plan will not be accepted. The dimensions labeled on the building footprint now indicate a greater than 3,000 square feet. Zoning will have to re-review the site plan package to verify the changes made. The height of the building also has changed and does not match what was approved by zoning. The DP site plan indicates a maximum building height of 16 feet. The building plans 19'-4". 03. Zoning cannot approve the building plans until the Development Package Site plan has been revised and re-reviewed by zoning and others site plan reviewers to verify the changes. Zoning cannot approve until the DP site plan has been re-approved. If you have any questions about this transmittal, please call David Rivera, (520) 791-5608. RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Revised site and building plans |
