PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide revised plans and calculations, highlighting any changes or with a written response to each of the notated items indicating action taken.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL NOTES:

Update notation at sheets #1, 8, 9 & 12 with the following:
" Revise the Inclusive Home Design notation for City of Tucson (Title & item #1), 2012 (item #2) and electrical thermostat height 48" (item #7 third bullet).
" All SFR and Duplex plans submitted after March 1, 2009 require a solar water system, or future installation preparation City of Tucson Ordinance #10549 with one of the following provisions: ½"control conduit and two ¾" copper piping for water with rooftop termination; straight 3" capped sleeve; or an accessible attic (clear path 30" wide x 30" high) over the water heater. Show appropriate notation.
" dwellings must provide gray water utilization or preparation, Ordinance #10579/11089 revised July 9, 2013. Include two clothes washer standpipes at an exterior wall, one with an above grade stub-out, and one to the building drain; also gray drain line discharge of all second story bathing fixtures through an exterior wall before connection to the building drain for future gravity distribution. Property with 200 to 400 SF of available distribution area requires one gray water fixture, and properties over 400 SF require complete compliance.

FLOOR PLANS:

1. Show a maximum ½" floor elevation change at a notated accessible route entrance on the floor plan, R106.1.1.

STRUCTURAL PLANS:

1. The integrity of the steel joist requires verification for supporting the roof loads. Provide the manufacturer's span table when selecting a size not appearing in the IRC, R301.1.

SECTIONS - DETAILS:

1. Show fiber-cement board or glass mat gypsum backers for tiled walls in tub and shower areas, R702.4.2.

PLUMBING PLANS:

1. Show hot water pipe with minimum R-3 insulation, N1103.4.2. Update notation at sheet #8.
2. Provide a water hammer arrester for quick-closing valves serving the clothes washer, P2903.5.
3. Provide devices rated for application, G2406.3. A diverter valve for undefined drainage is not compliant. Show a gray drain line directly connected to the building drain pipe for future alteration, or provide a holding tank, backflow valve, overflow and pumping system for immediate usage.

MECHANICAL PLANS:

1. Show supply ducts with minimum R-8 insulation (includes vented attics) except when completely located inside the thermal envelope, N1103.2.1. All other ducts require R-6 insulation.
2. Show a means of make-up air to the laundry closet (transfer grille, louvered or undercut door), M1307.
3. Provide Manual J/S/D calculations in accordance with M1401.3, M1601.1. Systems shall be sized in accordance with Manual S based on building loads calculated in accordance with Manual J and duct systems sized in accordance with Manual D.
4. Provide return air duct and register sizes meeting minimum requirements of 72 SQ IN/ ton, M1403. Minimum duct/register size: heat pump or air conditioner - 6 SQ IN per 1,000 BTU (1 ton cooling = 12,000 BTU). The 4 ton unit requires a minimum 20" diameter return air duct.

ELECTRICAL PLANS:

1. Update the NEC 2005 referenced at sheet #12. Residential designs are to comply with the 2012 IRC. Commercial electrical designs are to comply with 2011 NEC.

INTERNATIONAL ENERGY CONSERVATION CODE:

1. Tucson is in climate zone 2B. The simplified prescribed energy values for glazing is U=0.40, skylights U=0.65, ceiling R=38 and framed walls R=13. Mass wall requirement is R=4 when 50% of insulation is exterior and R=6 when applied interior, N1102.1. Show a means of achieving the prescriptive values at each assembly on the plans (U factors at sheet #2), or show overall compliance if using less than prescribed component values by providing a RES check calculation.
2. Show wall insulation at each wall assembly on the plans including between the vented utility room and dwelling, N1102.1.
