COMMENTS: the following comments are relative to an application for a Design Development Option (DDO) (UDC 3.11.1).


This site is located in the R-1 zone (UDC 4.7.8). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9.

The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure's wall facing each interior property line (Table 6.3-2.A).

1. Comment: DDO required for West Side Building Setback. The height of the addition's west wall is 11'-8". The minimum setback required is 7'-8", the owner proposes 4'-0".

The minimum setback to a side street property line is ten (10) feet (UDC Section 6.4.5.C.1.b).

2. Comment: DDO required for side street (Wilson St) building setback. The structure is an open carport that was built without permits. The minimum setback from a side street perimeter property line is 10 feet. The owner proposes 3'-4" (Existing condition).

The DDO process may only be used to reduce the driveway length to a carport, and not to a garage (UDC Section 6.4.5.C.2.b.1.c). The minimum driveway length to the edge of a sidewalk for a carport is nineteen (19) feet (UDC Section 6.4.5.C.2.b.1). The minimum driveway length for a carport is eighteen feet to the property line (UDC Section 6.4.5.C.2.b.1.a & b).
3. COMMENT: A DDO is required for the driveway length. The minimum length for a driveway is 18 feet. The owner proposes 3'-4" (existing condition). See related comment 2 above.
