10/30/2013 ROBERT SHERRY PLUMBING-COMMERCIAL REVIEW Denied 1. Show the thermostatic mixing valve in details 14 and 17/P4.0 installed in a manner consistent with the manufacturer's instructions: below the sink. The valve is listed to ASSE 1070 for single fixture applications only. The manufacturer also recommends a maximum temperature setting of 105°F (41°C). Reference: Section 303.2, IPC 2012.
2. Detail 04/P4.2 shows an "AVB" (atmospheric vacuum breaker?) on the cold water inlet to the water heater. Did you intend to install a vacuum relief valve in this location? Reference: Section 504.2, IPC 2012.
3. The water supply calculation shows a total of 103.5 fixture units for a predominately flush valve system. The demand however, is shown as 44 GPM which is correct for predominately flush tank systems; the demand should be 68 GPM for a predominately flush valve system. Reference: Table E103.3 (3), IPC 2012.
4. Verify that the pipe sizes called out for the water closet flush valves will not result in water velocities greater than that recommended by the pipe manufacturer (e.g. limit the water velocity to less than 8 FPS for copper piping). Reference: Table 604.3, IPC 2012.
5. An approved 2-way cleanout fitting is allowed to be used at the junction of a building drain and a building sewer; otherwise, cleanouts shall open to allow cleaning in the direction of flow. Reference: Sections 708.3.5 and 708.5, IPC 2012.
6. Verify the first floor elevation of the building; the civil drawings show 2533.50 feet but the architectural drawings show 2531 feet. Provide the rim elevation of the next upstream sanitary manhole and determine the need for a backwater valve per Section 715.1, IPC 2012, as amended by the City of Tucson.
7. Provide separate indirect waste pipes for the ice bin and the condensate from the ice maker to protect against cross-contamination or fouling (detail 05/P4.0). Reference: Section 801.2, IPC 2012.
8. Provide separate indirect waste pipes for each compartment of the 3-compartment sink to protect against cross-contamination or fouling. Reference: Sections 801.2 and 802.1.8, IPC 2012.
9. Indirect waste piping that has a developed length greater than 30-inches (30") when measured horizontally or greater than 54-inches (54") in total developed length shall be trapped. Exception: indirect waste piping conveying only clear-water waste (e.g. effluent from a sanitizing compartment) does not require a trap. Reference: Section 802.2, IPC 2012.
10. Verify that all of the vents (except for vents serving interceptors located outdoors) rise vertically to at least 6" above the flood rims of the fixtures they protect prior to running horizontally. Reference: Section 905.4, IPC 2012.
11. Provide sizing calculations for the gravity grease interceptor. Reference: Section 1003.3, IPC 2012, as amended by the City of Tucson.
12. Provide roof drainage and hydraulic scupper size calculations based on the 100-year hourly rainfall rate for Tucson, 3" per hour. Reference: Sections 1101.7, 1106.1, 1106.4, and 1108.3, IPC 2012.
13. Clarify the method of roof drainage being used: Sheet A3.1 shows scuppers and downspouts along the east side of the building, sheet MP3.0 shows gutters along the east and west sides of the building with downspouts.
14. Show how storm water will be drained from the area behind the tall parapet on the east side of the building (sheet A3.1).
15. Provide hydraulic calculations for the secondary (overflow) roof drainage from the collector boxes. Reference: Section 1108, IPC 2012.
16. Revise the configuration of the natural gas sediment trap, as shown in details 08/P4.0 and 04/P4.2, to comply with the requirements of Section 408.4, IFGC 2012 (i.e. the sediment trap is to be located downstream of the appliance shutoff valve, as close to the appliance as possible).
10/31/2013 ROBERT SHERRY WATER REVIEW Denied Reduced pressure backflow prevention assemblies are required to be installed directly after the water meter for buildings that have food service facilities and in locations accessible to Tucson Water. Revise detail 06/P4.2 to remove the backflow preventer located within the building (the civil drawings show a backflow preventer located adjacent to the water meter). Reference: Chapter XXVII, Article V, Section 27-72, the Tucson Code, http://cms3.tucsonaz.gov/sites/default/files/water/docs/backflow-ordinance.pdf
11/01/2013 ROBERT SHERRY MECHANICAL-COMMERCIAL REVIEW Denied 1. Revise the font size used on the drawings to a minimum height of 3/32-inch, as measured on the submitted drawings. Reference: Section 107.2.1, IBC 2012.
2. Provide two copies of the Envelope Compliance Certificate on 8.5" x 11" paper; the version on sheet EGY1 is illegible. Complete the Envelope Compliance Certificate by checking the appropriate line items in Section 3, the Air Leakage, Component Certification, and Vapor Retarder Requirements. Provide sufficient detail on the drawings to evaluate the energy compliance of the building envelope. The information shall, as a minimum, include U-factors of the envelope systems and fenestration components, along with the R-values of the insulation and the SHGC for the fenestration. Reference: Sections C103.2 and C401.2, International Energy Conservation Code 2012.
3. Provide two copies of the Mechanical Compliance Certificate on 8.5" x 11" paper. Complete the Mechanical Compliance Certificate by checking the appropriate line items in Section 4, the Requirements Checklist. Supporting documentation shall be either on the drawings or in the project manual. A simple note, such as requiring the HVAC controls to "meet the requirements of Section C403.2, IECC 2012" is insufficient.
4. The submitted Envelope Compliance Certificate indicates that the additional efficiency package option being selected is the high efficiency mechanical systems. The specified rooftop A/C units do not meet the requirements of Table C406.2 (1), IMC 2012. Reference: Section C406, IECC 2012.
5. Condensate drains shall be terminated at an approved disposal location. The condensate drain design shown on the mechanical plan and in detail 11/M3.0 are acceptable; detail 06/P4.0 is unacceptable. Reference: Section 307.2.1, IMC 2012, as amended by the City of Tucson.
