Zoning has reviewed the building plans and compared them to the current set of the development package site plan drawings for consistency as it relates to the zoning purview of the building plans. As of this review zoning cannot approve the building plans until the development package site plan is approved. The following comments area related to the zoning review purview. Please address the comments and include a response letter stating how the zoning comments have been addressed and resubmit for review. 02. Zoning could not find any plan sheets in the building plans package for the canopy adjacent to the main building. Include the building drawings for the canopy with the next building plan submittal. 03. The height of the tower that is adjacent to the Midvale Park Road frontage is dimensioned with a maximum tower height of 27 feet for the west elevation. It does not appear that the minimum setback from the back of future curb has been met. Review the location and see the zoning reviewer's comments for the development package about the future setback requirement. It is acknowledged that development package is in for review. If the building setback for the tower becomes a setback issue, zoning cannot approve the building plans until the proper process for the setback is completed. Clarify the size of the reduced pressure backflow preventer (RPBP) and the water service pipe. On sheet P-1 both are 3" but on sheet P-2, the RPBP is 2". Also, the water service on the civil plans shows a 2" RPBP and a 2" water service pipe. Reference: Section 107.2.1, IBC 2012. 3. Provide information to show how proposed water heater WH-1 is to be supported from the building structure. Reference: Section 301.2, IPC 2012. 4. Show how the temperature of the hot water supply to the public lavatories is controlled (WH-2). Reference: Sections 416.5 and 607.1, IPC 2012 and Section C404.3, IECC 2012. 5. Show how contamination of the water distribution system due to connections to process equipment is prevented. (Also, correct detail 207 to show water piping, not compressed air piping.) Reference: Section 608.1, IPC 2012. 6. Clarify the type of water closet being installed. The Plumbing Schedule on sheet P-1 shows a flush valve water closet with a 1-1/2" water supply but with the fixture units of a tank-type water closet. Sheet P-2 (which shows a ¾" supply serving the water closet, lavatory, and a hose bibb) and the plumbing specifications on sheet P-4 which calls for a flush-tank water closet. Reference: Section 107.2.1, IBC 2012. 7. With respect to detail 209, verify the wastewater treatment requirements with the Regional Wastewater Reclamation Department (contact: Rusty Riccaboni, 724-6200) and clearly show the requirements on the drawing. Reference: Section 107.2.1, IBC 2012. 8. Correct keynote #7 and the note for detail 209 to read "backwater valve" instead of backflow prevention. Reference: Section 107.2.1, IBC 2012. |
