COMMENTS: the following comments are relative to an application for a Design Development Option (DDO) (UDC 3.11.1).


This site is located in the R-1 zone (UDC 4.7.8). A single-family residence (SFR), with a smaller one bedroom second unit, is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9.

The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure's wall facing each interior property line (Table 6.3-2.A). The height of the structure's wall facing the south property line is nine (9) feet, (9) inches. The required setback is six (6) feet, six (6) inches. The proposed setback for the one bedroom second unit is eleven (11) inches to the south property line.

PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide revised plans and calculations, highlighting any changes or with a written response to each of the notated items indicating action taken.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.

The City of Tucson adopted the 2012 IRC with amendments on 1/1/2012. Show the current code reference on the plans.

SECTIONS - DETAILS:

1. Show exterior wood siding, sheathing and wall framing with a 6" clearance above the ground, R317.1 item 5.

PLUMBING PLANS:

1. Show a plumbing code recognized by the City of Tucson, 2012 IRC. Update Plumbing note #1/A1, or process an appeal to the Building Official.
2. Show hot water pipe with minimum R-3 insulation, N1103.4.2.
3. Provide protection of (indoor rated water heater) equipment located outdoors with an exterior rated enclosure, G2406.3.
4. Provide a water hammer arrester for quick-closing valves serving the clothes washer, P2903.5.
5. Show an individual accessible water supply shut off for each dwelling unit, P2903.9.1.

MECHANICAL PLANS:

1. Provide heating facilities in all habitable rooms, R303.8.
2. Provide Manual J/S/D calculations in accordance with M1401.3, M1601.1 if installing air conditioning equipment. Systems shall be sized in accordance with Manual S based on building loads calculated in accordance with Manual J and duct systems sized in accordance with Manual D.

ELECTRICAL PLANS:

1. Provide a Service Panel that disconnects all service with not more than six switches, E3601.7. The dwelling requires a main disconnect breaker or switch.
2. Protect extended branch circuits with combination type arc-fault circuit interrupters, or an AFCI type receptacle at the first outlet on the branch circuit, E3902.13. Update note #25 by removing "bedrooms".

INTERNATIONAL ENERGY CONSERVATION CODE:

1. Tucson is in climate zone 2B. The simplified prescribed energy values for ceiling is R=38; walls R=13; skylights U=0.65 and glazing U=0.40 with solar heat gain coefficient SHGC minimum value of 0.25. Update the maximum "U" factors of the windows and doors on sheet A1, N1102.1.
