This letter reflects comments to be addressed. The purpose of this review is to verify compliance to the 2012 International Residential Code with local amendments. In order to facilitate a shorter back check time, we request that you please provide two complete sets of revised plans and calculations, along with a written response to each of the noted items indicating action taken. Other comment references may be derived from additional codes and standards adopted by The City of Tucson. All features have been checked only to the extent allowed by the submittals provided for review. All portions of this project are assumed to meet other departmental requirements, conditions, and concerns before permit approval.

SITE PLAN:
1. Specify the location of all utility lines and service meters, R106.1.1.

INCLUSIVE HOME DESIGN:
2. Provide a complete set of notes on the plan to meet the Inclusive Home Design Ordinance 10463.

FLOOR PLAN:
3. Indicate the construction type and use of existing building adjoining new kitchen area with appropriate fire separation, Amendment R302.1.

FOUNDATION PLAN:
4. Correct all misrepresented dimensions on foundation plan.
5. Provide a note for termite treatment, R318.
6. Provide continuous footing under load bearing wall between closet and bathroom.

STRUCTURAL / FRAMING PLAN:
7. Specify size and spacing of porch rafters, R801.2.
8. Clarify jamb stud schedule. Are (2) jack studs needed on each side of openings less than 4' wide?
9. Revise not on sheet A1.2 for unvented attic assemblies to comply with R806.5.
10. Correct all references to the 2000 IBC.
11. TJI framing members must be installed within ½" of true alignment per Trus-Joist specifications, clarify design.

ELEVATIONS:
12. Specify height above grade for finished floor, windows/doors, exterior walls, rooflines, porches, etc.
13. Indicate slope of porch roof, R905.

SECTIONS - DETAILS:
14. Clarify location and material of all ceiling coverings (above or below bottom cord of truss?). Note: Ceiling gypsum board must be either 5/8" or ½" sag resistant when applied to ceilings framed at 24" o/c, IRC table R702.3.5 footnote d.

PLUMBING PLAN:
15. Provide gas lines sizes for each gas line branch according to the proposed demand, G2413.
16. Show location of clothes washer gray water drain above grade, P2601.2.1 as amended.
17. Correct general plumbing note number6 sheet P1.0.

MECHANICAL PLAN:
18. Provide Manual J/S/D calculations for the forced air unit in accordance with M1401.3, M1601.1.
19. Provide whole-house mechanical ventilation, R303.4.
20. Specify capacity of kitchen ventilation (min 100 CFM rating), R303.3, M1507.

ELECTRICAL PLAN:
21. On June 17, 2008, Mayor and Council unanimously voted to require all new residences to be solar ready for electric (PV). Starting July 1, 2009, all new single family homes or duplexes must include in the plans either a photovoltaic system or preparation for later installation of a PV system in order to receive a permit.
22. Provide carbon monoxide alarms per R315. Alarms must be installed in residences with attached garages and/or fuel-fired appliances when any work is performed that requires a permit.
23. Specify high-efficacy lamps for at least 75% of all lighting fixtures, N1104.1. Correct notes 13 and 17 accordingly.

INTERNATIONAL ENERGY CONSERVATION CODE:
24. Specify "U" factors and solar heat gain coefficients of the windows and doors that meets or exceeds the requirements of N1102.1. The simplified prescribed energy value for climate zone 2B glazing is a maximum of U=0.40, and the maximum default SHGC is 0.25.
