PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide revised plans and calculations, highlighting any changes or with a written response to each of the notated items indicating action taken.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.

The City of Tucson adopted the 2012 IRC with amendments on 1/1/2012. Show the current code reference on the plans.

GENERAL NOTES:

" Limit all code references to those recognized by the City of Tucson. Adopted 2012 codes are listed at the Planning & Development Services web site. Show the code references used for the design. Update Note #7, sheet A3.

FOUNDATION PLANS:

1. Provide a landing or floor surface at all exterior doors. A landing must be at least as wide as the door it serves and 36" in the direction of travel, R311.4.3.
2. Show compliance with termite treatment, R320.

STRUCTURAL PLANS:

1. Provide a complete roof framing plan with rafters sized with appropriate load carrying capacity, R301.1. The glu-lam ridge beam is undersized.
2. Show support post connections to header point load connections at headers supporting each end of the glu-lam ridge beam, R301.1. Show header sizes for accepting the loads. The three 2x6s at the proposed exterior opening is undersized, and the header over the modified opening between rooms is not identified.

SECTIONS - DETAILS:

1. Clarify the rafter tail connection on Building Section 'A', R106.1.1.
2. Show the ceiling gypsum board as either 5/8" or ½" sag resistant when applied to 24" o/c ceiling framing, IRC table R702.3.5 footnote d.
3. Show fiber-cement board or glass mat gypsum backers for tiled walls in tub and shower areas, R702.4.2.

PLUMBING PLANS:

1. Show hot water pipe with minimum R-3 insulation, N1103.4.2.
2. Clarify if the existing meter and/or yard pipe require upgrading for achieving the sizes shown on the fixture connection schedule, P2903.6.
3. Show accessibility for servicing the water heater without removal of the clothes washer, IPC 502.5.

MECHANICAL PLANS:

1. Show dryer vent size and location for venting to exterior, M1501.
2. The water heater may use interior combustion air space of 50 CU FT for each 1,000 BTU, G2407.5.1. Show a means of make-up air to the laundry closet (transfer grille or louvered doors), M1307

ELECTRICAL PLANS:

1. Interior alterations require the installation of smoke alarms at existing bedrooms, R314.3.1. Provide notation if existing or proposed.
2. Show or notate the requirement for a carbon monoxide detector outside of bedroom doors, when the dwelling includes an attached garage or gas appliance, R315.
3. Show a separate 20 AMP circuit (dedicated) with outlets at no other location for the laundry area, E3703.4.
4. Provide an exterior outlet at grade level located at the back of the dwelling, E3901.7. This outlet requires GFCI protection, E3902.3.

INTERNATIONAL ENERGY CONSERVATION CODE:

1. Tucson is in climate zone 2B. The simplified prescribed energy values for glazing is U=0.40, skylights U=0.65, ceiling R=38 and walls R=13. Show the "R" value of ceiling insulation and the maximum "U" factors of the windows and doors on the plans, N1102.1.
