PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide two sets of updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL COMMENTS:

1. Provide ΒΌ" = 1' scaled Floor Plan drawings with legible notation (minimum 3/32" lettering). This plan must show the proposed space and identification of adjacent existing rooms.

STRUCTURAL PLANS:

1. Show a header size with appropriate load carrying capacity, R301.1. The two 2 x 6 headers over 6' openings at the load bearing wall are undersized.

SECTIONS - DETAILS:

1. Specify water-resistive barrier equivalent to two layers of Grade D paper over the wood based sheathing of exterior plaster wall coverings, R703.6.3.

MECHANICAL PLANS:

1. Provide heating facilities in all habitable rooms (New Family Room), R303.9.

ELECTRICAL PLANS:

1. Limit all code references to those recognized by the City of Tucson. Adopted 2012 codes are listed at the Planning & Development Services web site. Update the code reference at note #1, sheet #9.
2. Protect all new or extended 15A & 20A outlets (except bathrooms and kitchen) including receptacles, lights and smoke detectors with combination type arc-fault circuit interrupters, E3902.12.
3. Provide notation requiring tamper resistant receptacles for 125 volt, 15A and 20A receptacles, R4002.14.

OUTDOOR LIGHTING CODE

1. Show the proposed fixtures as full cut-off FCO style, or provide an Outdoor Lighting Calculation including all exterior fixtures on the property for determining exterior lighting limits. Adjustable security light fixtures are unshielded, not FCO.
