COMMENTS: the following comments are relative to an application for a Design Development Option (DDO) (UDC 3.11.1).

This site is located in the O-3 zone (UDC 4.8.5). A Multi-Family development with covered parking is a permitted use in this zone (Table 4.8-3).

The minimum setback is ten (10) feet of ¾ the height (H) of the building exterior wall, measured to the interior property line (Table 6.3-3.A).

Based on an exterior wall of 10' or less the required perimeter yard setback to the west property is 10'-0", proposed west perimeter yard setback is 3'-0".
