Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide revised plans and calculations, highlighting any changes or with a written response to each of the notated items indicating action taken.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.

The City of Tucson adopted the 2012 IRC with amendments on 1/1/2012. Show the code references on the plans.

GENERAL NOTES:

" Limit all code references to those recognized by the City of Tucson. Adopted 2012 codes are listed at the Planning & Development Services web site. Show the code references used for the design.

FOUNDATION PLANS:

1. Provide shear walls at northeast and northwest corners of proposed garage and laundry room additions.

STRUCTURAL PLANS:

1. Provide size and structural calculations of ridge beam.
2. Provide detail of ridge connections to rafter.
3. Provide detail of ridge connection at existing roof.
4. Provide detail of ridge connection to proposed exterior wall.
5. Provide detail of connection of new ceiling to existing residence.
6. Provide detail and structural justification of connection of new porch to ridge.
7. Justify 2"X8" rafter load calculation to ensure they are properly sized.

PLUMBING PLANS:

1. Provide gas line isometric with individual pipe lengths.
2. Install clean out at uppermost portion of waste line.

ELECTRICAL PLANS:

1. Show or notate the requirement for a carbon monoxide detector outside of bedroom doors, when the dwelling includes an attached garage or gas appliance, R315.
2. Correct note #7 to read 6' and not more than 12' apart.
3. Ceiling duplex outlet must be GFI type. E3902.2
4. Justify unshielded lighting. Each fixture calls for 2-75 watt bulbs which provide more than 900 lumens.
