Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide revised plans and calculations, highlighting any changes or with a written response to each of the notated items indicating action taken.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.

The City of Tucson adopted the 2012 IRC with amendments on 1/1/2012. Show the code references on the plans.

GENERAL NOTES:

" Limit all code references to those recognized by the City of Tucson. Adopted 2012 codes are listed at the Planning & Development Services web site. Show the code references used for the design.
" A dwelling unit providing complete independent living facilities requires compliance with design ordinances for handicap provisions.
" Show compliance with the Inclusive Home Design Ordinance adopted by the City of Tucson Ordinance #10463 on 10/16/2007. Notate accessible route, minimum door width, changes in floor elevation, door hardware, electrical outlet reach range, grab bar reinforcement, etc.

SITE PLAN:

1. Show the water pipe size between the water meter and point of connection for new plumbing. Show size of water meter serving the proposed residence.

FOUNDATION PLANS:

1. Locate and detail all footings (R301.1) for the following: fireplaces (if a CMU structure).
2. Show compliance with termite treatment, R320.
3. Locate and specify all anchor-bolt spacing on the foundation plan. Minimum ½" diameter with (anchor bolt length for assuring) 7" embedment into concrete or masonry, R403.1.6. Clarify details #1 and #3 on sheet S.1.

FLOOR PLANS:

1. Show a maximum ½" floor elevation change at a notated accessible route entrance on the floor plan, R106.1.1.
2. Show the fireplace as UL-127 compliant, R1004.1.

STRUCTURAL PLANS:

1. Show an independent building without structural support from a neighboring property, or show a portion of existing wall on proposed building property.
2. Specify design criteria on plans. Provide values for floor dead load and live load as well as roof dead load and live load, R301.1. (City of Tucson Amended).
3. Provide structural analysis for kitchen skylight roof framing and roof mounted HVAC unit.

ELEVATIONS:

1. Show the parapet height 30#minimum above the lowest roof, R302.2.2
2. Notate and dimension the masonry fireplace chimney. Show a minimum 2' termination above any roof point within 10' measured horizontally, and not less than 3' above the point where the chimney passes through the roof, R1003.9.

DETAILS:

1. Specify type of interior covering. On ceilings gypsum board must be 5/8" thick or ½" sag resistant.

PLUMBING PLANS:

1. Show a plumbing code recognized by the City of Tucson, 2012 IRC.
2. Provide a water hammer arrester for quick-closing valves serving the appliances. P2903.5.
3. Show a provision for a future solar water system, City of Tucson Ordinance #10549.
4. Change gas pipe serving gas range to ¾" down to connection point.

WASTE AND VENTING:

1. Show plumbing drainage and vent (VTR) sizes consistent with Table P3107.3. (Include bath #2 water closet).

MECHANICAL PLANS:

1. Provide Manual J/S/D calculations in accordance with M1401.3, M1601.1. Systems shall be sized in accordance with Manual S based on building loads calculated in accordance with Manual J and duct systems sized in accordance with Manual D.
2. Provide location of condensate drain line and disposal from HVAC unit, M1411.3.
3. Show dryer vent size and location for venting to exterior, M1501.
4. Show bathroom (tub/shower) exhaust fan location venting to exterior with minimum 50 CFM rating R303.3 and M1507.3.

ELECTRICAL PLANS:

1. Smoke alarms are required outside each separate sleeping area, R313.2. Show a smoke alarm across from laundry area.
2. Show or notate the requirement for a carbon monoxide detector outside of bedroom doors, when the dwelling includes an attached garage or gas appliance, R315.
3. Show the location of a typical electrical panel on the Electrical Plan with 4 square feet of clear area for future Photo Voltaic equipment, E3601.6.2 & E3705.8.
4. Provide a grounding electrode on the Riser Diagram, E3607.3.
5. Provide electrical breaker for water heater.

INTERNATIONAL ENERGY CONSERVATION CODE:

1. Tucson is in climate zone 2B. The simplified prescribed energy values for glazing is U=0.40, skylights U=0.65, ceiling R=38 and framed walls R=13. Mass wall requirement is R=4 when 50% of insulation is exterior and R=6 when applied interior, N1102.1. Show a means of achieving the prescriptive values at each assembly, or show overall compliance if using less than prescribed component values by providing a RES check calculation.
