PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide revised plans and calculations, highlighting any changes or with a written response to each of the notated items indicating action taken.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.

The City of Tucson adopted the 2012 IRC with amendments on 1/1/2012. Update the 2006 code references on the plans: General notes #6, 9, plumbing #1, electrical #1. Also, the 2011 NEC is the current code when not referencing the 2012 IRC for electrical issues.

FOUNDATION PLANS:

1. Show the minimum 12" footing depth below undisturbed soil, R403.1.4. Clarify Detail #1/A1.
2. Show exterior wood siding, sheathing and wall framing with a 6" clearance above the ground, R317.1 item 5. Clarify Detail #1/A1.

FLOOR PLANS:

1. Show compliance with R310 providing egress from bedrooms by meeting the following minimum specifications:
1. Maximum sill height of 44".
2. Minimum net clear opening area of 5.7 SQ FT (5 SQ FT 1st floor).
3. Minimum net clear opening dimension of 24" height and 20" width.
The window style shown on the elevations may not provide compliance.

SECTIONS - DETAILS:

1. Show the ceiling gypsum board as either 5/8" or ½" sag resistant when applied to 24" o/c ceiling framing, IRC table R702.3.5 footnote d.
2. Show fiber-cement board or glass mat gypsum backers for tiled walls in tub and shower areas, R702.4.2.

PLUMBING PLANS:

1. Show the water pipe diameter between the meter and shut off valve in compliance with, P2903.7. A 1" minimum diameter pipe is required for the building water demand.
2. Provide the BTU demand of each appliance, total demand, and total developed length from meter to the most remote appliance on the system, and verify the size of the supply pipe for the connected demand (may require upgrading), G2413.3 & Table G2413.4(1). Tankless water heaters typically require larger gas lines than the replaced storage tanks.

ELECTRICAL PLANS:

1. Show locations of each smoke alarm, R313. Notate that all smoke alarms must be interconnected with a power source from the building wiring, and be equipped with battery backup. When ceiling finish materials are removed in existing construction, existing bedrooms be in compliance. When ceiling finish materials are not removed, existing bedrooms may be equipped with battery operated smoke alarms, R313.2.
2. Smoke alarms are also required outside each separate sleeping area, R313.2. Show a smoke alarm on each side of the bedroom doors.
3. Show or notate the requirement for a carbon monoxide detector outside of bedroom doors, when the dwelling includes an attached garage or gas appliance, R315.
4. Show receptacle outlets at wall spaces with no wall point (exclude door openings) more than 6' from a receptacle outlet, E3901.2. Show bedroom receptacle outlets within 6' of the doorway openings.
5. Protect all 15A & 20A proposed outlets (except bathrooms and kitchen) including receptacles, lights and smoke detectors with combination type arc-fault circuit interrupters, E3902.12.

INTERNATIONAL ENERGY CONSERVATION CODE:

1. Tucson is in climate zone 2B. The required energy value for glazing is U=0.40. Show this maximum "U" factor for proposed windows on the plans, N1102.1.
