Santa Maria Applicant: Mr. Leonard Gonzales Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide revised plans and calculations, highlighting any changes or with a written response to each of the notated items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. The City of Tucson adopted the 2012 IRC with amendments on 1/1/2012. Show the code references on the plans. GENERAL NOTES: " Limit all code references to those recognized by the City of Tucson. Adopted 2012 codes are listed at the Planning & Development Services web site. Show the code references used for the design. SITE PLAN: 1. Show location and direction of all utility lines. FOUNDATION PLAN: 1. Foundation plan calls for 2X4 studs on wall at 24"o/c, and detail 1 calls for 2X6's at 24" o/c, please clarify. 2. Provide note to grade soil away from foundations a minimum of 6" in the first 10'. 3. Provide note on detail 2 that states "construction shall be 1 hour fire rated". 4. Identify size of all existing windows. 5. Denote scale of drawings. ROOFING PLAN: 1. Specify scale of plan. 2. Provide note specifying metal valley flashing to be used at all new and existing hip roof connections. 3. Sizes of rafters and other structural members are noted on details, however, please note sizes on roof framing plans. 4. Section numbers are missing sheet number where located. 5. Clarify size of existing carport beams. Roofing plan calls for 4X10 while section B-B calls for 4X8 beams. ELECTRICAL PLAN: 1. Correct note #8 to reflect 2012 IRC. 2.
