Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the notated items indicating action taken.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and the 2012 International Energy Conservation Code. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.

The City of Tucson adopted the 2012 IRC with amendments effective 1/1/2013.

GENERAL NOTES:

" Limit all code references to those recognized by the City of Tucson. Adopted 2012 codes are listed at the Planning & Development Services web site. Update or delete the code references used for the design at all highlighted locations.
" Sheet 6 of plan set is missing. Please provide sheet or re-number plan set.

SITE PLAN:

1. Specify the location of all existing and proposed utilities, indicate whether electrical service is underground or overhead and the size of meters, in accordance with R106.1.1.

FOUNDATION PLAN:

1. Provide note for termite treatment.
2. Provide note to grade existing ground away from building. Minimum six inches in the first 10 feet of building's perimeter.

FLOOR PLAN:

1. Provide self-closing door at garage entrance in accordance with R302.5.1.
2. Show slope direction of garage floor per R309.1.
3. Provide schedule of exterior wall bracing and/or note requiring continuous sheathing on all exterior walls.

PLUMBING PLANS:

1. Provide water meter size.
2. Water heater in garage requires means of Impact protection.
3. Provide note requiring hammer arrestors servicing appliances.
4. Label hose bib locations and note requirements for vacuum breakers.
5. Specify maximum developed length of water line from the meter to the furthest appliance served and the lowest available working pressure.
6. Provide clean out upstream of master bath shower.
7. Provide clean out at kitchen sink per state requirements.

ROOF FRAMING PLAN:

1. Provide values for roof live and dead loads.
2. Provide roof drain and scupper locations.
3. Justify roof members over office/media room. LPI 18W does not meet span requirements.
4. Justify roof members over bedroom #4. LPI 18W does not meet span requirements.
5. Justify foundation requirement for roof framing plan over hall portion and gbedrooms #3 and #4. Current wall is not load bearing and I-joists are identified to be resting over this wall.

ELECTRICAL PLANS:

1. Notate the requirement for a carbon monoxide detector in hallway adjacent to attached garage, R315.
2. Provide light fixture at rear covered patio by sliding glass door.
3. Counter located by kitchen pantry requires electrical outlet.
4. Correct electrical notes "outlet locations" from 6" to 6'.
5. Recessed light fixture in master bath shower must be approved for wet locations.
6. All electrical outlets in garage, including garage door opener, must be GFCI type.

INTERNATIONAL ENERGY CONSERVATION CODE:

1. Tucson is in climate zone 2B. The simplified prescribed energy values for glazing and skylights is U=0.65, ceiling R=38 and walls R=13, N1102.1. Show the prescriptive values at each assembly, or show overall compliance if using less than prescribed component values by providing a RES check calculation.
