Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the notated items indicating action taken.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and the 2012 International Energy Conservation Code. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.

The City of Tucson adopted the 2012 IRC with amendments effective 1/1/2013.

GENERAL NOTES:

" Limit all code references to those recognized by the City of Tucson. Adopted 2012 codes are listed at the Planning & Development Services web site. Update or delete the code references used for the design at all highlighted locations.
" Sheet 6 of plan set is missing. Please provide sheet or re-number plan set.
" Provide sheet numbers to individual plans.
" Check for spelling accuracy.

DEMOLITION PLAN:

1. Change "R & R'D" note to "REMOVE AND REPLACED". Construction workers may not know what this abbreviation stands for.

FOUNDATION PLAN:

1. Provide note for termite treatment.
2. Provide note to grade existing ground away from building. Minimum six inches in the first 10 feet of building's perimeter.

FLOOR PLAN:

1. New south wall of laundry room requires bracing or relocate window to make wall at least 36 inches wide.

STRUCTURAL PLANS:

1. Provide a complete braced panel layout with a 3' wide WALL PANEL within 10' of the corner at the laundry room, or show an alternate braced wall panel with hold-downs, R602.10.6.

ELEVATION PLAN:

1. Change font size of notes to 3/32" minimum.
2. Show height of exterior walls.

MECHANICAL PLAN:

1. Provide mechanical calculations in accordance with Manual J.
2. Provide mechanical duct calculations in accordance with Manual D.
3. Justify return air from enclosed Arizona room, master bathroom and master bedroom.
4. Justify structural integrity of roof mounted HVAC unit.
5. Show dryer vent location.
6. Show exhaust fan location and exterior venting.
7. Separate Mechanical and Plumbing plans to different plans for clarity, accuracy and detail.

PLUMBING PLAN:

1. Installation of polybutylene pipe is not allowed. Please change material type.
2. Provide separate plumbing plan to show more detail of water, waste and vent piping.
3. Specify pipe materials of all plumbing piping.
4. Provide pressure and temperature relief valve piping. Ensure piping terminates outside within six inches of ground.
5. Provide water hammer arrestors at all appliances.
6. Specify locations of all water hose bibs and ensured they have vacuum breakers attached.
7. Show connection of waste line to existing waste water system.
8. Specify locations of waste clean outs and size of piping they are serving.
9. Show location of condensate drain line for HVAC unit. (Can not vent into waste lines)

ELECTRICAL PLANS:

1. Correct information such as breaker and wire size in sub panel "A" schedule.
2. Indicate 3-way light switch in master bedroom by closet entrance.
3. Exterior outlet by Arizona room must be GFCI type.
4. Indicate main panel and meter socket location.
5. Clearance in front of panels is 36 inches not 30 inches per 2012 IRC E3405.2.
6. Provide exterior GFCI protected outlet at front of house by closet.

INTERNATIONAL ENERGY CONSERVATION CODE:

1. Tucson is in climate zone 2B. The simplified prescribed energy values for glazing and skylights is U=0.65, ceiling R=38 and walls R=13, N1102.1. Show the prescriptive values at each assembly, or show overall compliance if using less than prescribed component values by providing a RES check calculation.
