COMMENTS: the following comments are relative to an application for a Design Development Option (DDO) (UDC 3.11.1).


This site is located in the HR-3 zone (UDC 4.7.12). A multifamily development (2 dwellings) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.6.

The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure wall facing each interior property line (Table 6.3-2.A).

COMMENT: Based on a wall height of 20 feet along the West and North boundaries of the site the building setbacks are to be 13'- 4" from the property lines respectively. The owner proposes 8'-6" along the west property boundary and 4'-6" along the north property boundary.

The roof eaves are also encroaching into the building setbacks an additional 2'-6" along the north, west and east boundaries.

The minimum setback to a side street property line is ten (10) feet (UDC Section 6.4.5.C.1.b).

COMMENT: The side street setback along the east boundary of the site must be a minimum of 10 feet. The owner proposes 3'- 0" from the east property line.
