This letter reflects comments to be addressed. The purpose of this review is to verify compliance to the 2012 International Residential Code with local amendments. In order to facilitate a shorter back check time, we request that you please provide two complete sets of revised plans and calculations, along with a written response to each of the noted items indicating action taken. Other comment references may be derived from additional codes and standards adopted by The City of Tucson. All features have been checked only to the extent allowed by the submittals provided for review. All portions of this project are assumed to meet other departmental requirements, conditions, and concerns before permit approval.

PREVIOUS COMMENTS:
1. Provide consistent dimensions between building plan and site plan for location and size of structures on site.
Note: The porch is shown to extend 10 feet away from the proposed addition on the site plan and 6 feet away from the addition on the other drawings.
2. Clarify window or door in rear of utility room, floor plan and elevations are not consistent.
Note: the opening has been clarified as a fixed window but the location is inconsistent.
3. Specify dimensions to each post location.
Note: The porch incorporates a 4x6 supporting beam which may be insufficient depending on the location of the posts below it. Indicate the beam spans between the supporting posts.
4. Provide a complete braced wall line layout showing the location of braced wall panels within 10 feet of each end of each braced wall line and shall be no more than 20 feet apart, R403.1.6, R602.10.2.2.
Note: There are no indications as to the location of the braced wall panels. If the building is going to be fully sheathed with ½" OSB, please indicate this on the framing plan.
5. Indicate lag bolt spacing for ledgers.
Note: The size and spacing of the lag bolts must be indicated.
6. Provide an attic space ventilation calculation and note the size and location of all attic vents needed to comply, R806.2.
Note: Three roof vents that are 12" in diameter have been shown on the plan. Each vent this size would provide 0.78 square feet of ventilation which is not sufficient for the proposed attic size.
7. Ceiling gypsum board must be either 5/8" or ½" sag resistant when applied to ceilings framed at 24" o/c, IRC table R702.3.5 footnote d.
Note: The spacing of the ceiling joists has not been specified but if they match the roof framing at 24" on center then the proposed ½" GWB is not sufficient.
8. The Tucson Water policy adopted 7/13/12 limits the maximum demand for a 5/8" water meter to 15 GPM Reference Tables P2903.6 and P2903.6 (1), IRC 2012.
Note: The documents posted for this property indicate that a single 5/8" water meter is supplying all the buildings on the property which is not sufficient to accommodate an increase in water demand.
9. Specify the maximum developed length of water line from the meter the furthest appliance served, and the lowest available working pressure, P2903.7.
Note: The design length is used to determine the minimum required size of water supply and is calculated by measuring from the water meter to the furthest plumbing fixture served.
10. Provide a water fixture unit schedule for all fixtures served by this water meter (including existing) P2903.6.
Note: Increasing the demand on the water supply will require a review of the existing system. A fixture unit schedule for the entire property is used to determine the demand.
11. Provide Manual J/S/D calculations for the forced air unit in accordance with M1401.3, M1601.1.
Note: The size of the proposed air conditioning system must be justified by the Manual J/D/S calculations. A local mechanical contractor can assist with these calculations.
12. Show supply and return air ducts with a minimum R-8 insulation when located outside the thermal envelope, N1103.2.1.
Note: A note on the mechanical layout can satisfy this request.
13. Provide a mechanical equipment specification list, M1302.1.
Note: The mechanical equipment specification list would include the brand, series and capacity of the proposed equipment.
14. Provide an electrical riser diagram with grounding method and bonding to metallic piping E3607/8.
Note: A riser diagram will show how the proposed panel will be installed.
15. Designate the circuit number for each light fixture, receptacle, appliance, and equip disconnect on the electrical layout, E3703.5.
Note: Reference numbers on the electrical layout near each receptacle and lighting outlet will coincide with the panel schedule and identify what circuit each outlet is on.
16. Kitchens require two or more 2O-amp small appliance circuits to serve countertop receptacles. Such circuits shall be GFCI protected and shall not serve other rooms (except breakfast areas, pantries, etc.), E3901.3.
Note: Only one circuit has been identified on the panel schedule for this purpose yet two circuits are required to supply power to the receptacles along the kitchen counters.
17. All outlets specified in section E3902.12 shall be protected with combination-type arc-fault breakers.
Note: A note on the electrical layout will satisfy this request.
18. Specify faceplate grounding per E4001.11.1.
Note: A note on the electrical layout will satisfy this request.
19. Show compliance with City of Tucson Outdoor Lighting Code with an approved lighting calculation in accordance with OLC 3.1.2. Include all exterior fixtures on the property in the calculations. Model plans should specify a minimum lot size for the proposed exterior lighting.
Note: Additional exterior lighting may only be approved if the property's lumen allowance can support it. This is determined with a lighting calculation that includes all existing and proposed exterior lighting.
20. Provide cut sheets for all FCO fixtures showing the angle of cutoff, light emissions and fixture wattage. All other fixtures are assumed to be unshielded (non-FCO style).
Note: Only fully shielded lighting fixtures may be considered full cut off. A cut sheet for the proposed lighting fixtures from the manufacturer will make this designation.
