SUMMARY: The renovation plans were submitted including sheets for the exterior area including new proposed site walls. Engineering Division of Planning & Development Services Department has received and reviewed the proposed plan and does not recommend approval until the following comment is addressed.

COMMENTS:
1) Admin Man Sec.2-06.4.9.J: Since project site is adjacent to a Major Street or Route, draw the Major Street right-of-way lines for Grant Road (future 120-ft right-of-way). Label the MS&R sidewalk, right-of-way lines, sight visibility triangles, etc. as future (and existing if the same).
2) Tech Man Sec.10-01.5.2.B.4: Near side distance for Arterial Through Street with a Drive/PAAL Stem Street, is 345 feet. Optional: the 20-foot (stem) by 30-foot (curb) pedestrian visibility triangle may be shown on the opposite side of approaching traffic since Grant Road has a median island.
3) Tech Man Sec.10-01.5.1.B.2: To show proposed wall is complaint with SVT requirements, show and label on sheet 800, the existing and future sight visibility triangles based on the MS&R Plan, since Grant Road is listed as MS&R Arterial Road.

COMMENTS:

01. On sheet A-800, the proposed wall is dimensioned at 19'-5" from the exiting face of curb location. The wall height from design grade is labeled at 7'-2.5". Any structure including walls must meet the minimum building setback from the existing and future Property line or in this case the existing and future back of curb location. The perimeter wall does not meet the minimum building setback of 21 feet from the existing or future curb location.

A Board of Adjustment variance for the setback is required or the wall must be relocated to meet existing and future building setbacks or comply with UDC Section 6.6.2.I. Additional comments may be forthcoming on this item on the next review based on the response or revision to the plan sheet A-800.

02. The existing and future right of way information must be drawn, labeled and dimensioned on sheet A-800. The

03. Zoning will re-review the building plans on the next submittal of the building plans. If the wall is to remain as depicted on the plan a Board of Adjustment Variance will have to be processed.
