The purpose of this review is to verify compliance to the 2012 International Residential Code with local amendments. In order to facilitate a shorter back check time, we request that you please provide two complete sets of revised plans and calculations, along with a written response to each of the noted items indicating action taken. Other comment references may be derived from additional codes and standards adopted by The City of Tucson. All features have been checked only to the extent allowed by the submittals provided for review. All portions of this project are assumed to meet other departmental requirements, conditions, and concerns before permit approval. FLOOR PLAN: 1. Specify safety glazing in hazardous locations, R308.4. Less than 60" above and within 60" horizontally from tub/shower floors. 2. Indicate the operation type of windows to ensure sufficient emergency escape/rescue openings from sleeping rooms, R310. Minimum net opening of 24" high x 20" wide. 3. Specify nonabsorbent wall surface minimum 6' above the floor with cement, fiber-cement, or glass-mat board backing in tub/shower enclosures, R307.2, R702.4.2. 4. Provide a handrail for stairways of four or more risers, R311.7.8. FOUNDATION PLAN: 5. All exterior framed walls require continuous concrete footings min. 12"wide x 12" below grade R403.1. 6. Include front porch enclosure on foundation plan. STRUCTURAL / FRAMING PLAN: 7. Justify 4x4 header size for the proposed span. 8. Justify the header size indicated for the patio door in bedroom #1 on sheet A6.1. 9. Provide consistent information regarding the size of the header over the patio door in bedroom #1. Sheet A5.0 and sheet A6.1 do not agree. 10. Indicate the direction of slope on the roof plan sheet A6.0. 11. Indicate the roof framing over the proposed porch enclosure. ELEVATIONS: 12. Provide an attic space ventilation calculation and note the size and location of all attic vents needed to comply, R806.2. 13. Specify the pitch of the roof. SECTIONS - DETAILS: 14. Indicate height of grade on foundation detail 1-A4.0. 15. Specify the maximum height of cmu stem wall on detail 1-A4.0. 16. Show blocking between trusses above the wall plate on section details. PLUMBING PLAN: 17. Specify the diameter of the water supply line from the meter to the service entrance, P2903.7. 18. Indicate the size of all water supply piping. MECHANICAL PLAN: 19. Provide Manual J/S/D calculations for the forced air unit in accordance with M1401.3, M1601.1. 20. Show supply and return air ducts with a minimum R-8 insulation when located outside the thermal envelope, N1103.2.1. 21. Provide a mechanical equipment specification list, M1302.1. 22. Show dryer vent size and location for venting to exterior (max 25' w/bend reductions), M1502. 23. Indicate the size and location of the combustion air ventilation and exhaust flue for the gas-fired mechanical unit located in the attic, M1701.1, M1805.3. ELECTRICAL PLAN: 24. Provide carbon monoxide alarms per R315. Alarms must be installed in residences with attached garages and/or fuel-fired appliances when any work is performed that requires a permit. 25. Show receptacle outlets at each kitchen counter space wider than 12" so that no point along the wall line is more than 24" from a receptacle outlet, E3901.4.1. 26. All outlets specified in section E3902.12 shall be protected with combination-type arc-fault breakers. 27. Specify faceplate grounding per E4001.11.1. 28. Specify tamper resistant receptacles per E4002.14. 29. Show both poles of 220 circuits on the same side of the electric panel schedule (i.e. 28,30 instead of 28,29) for consistency with actual installation practices. 30. Show locations of smoke detectors (hallway leading to bedrooms 1 & 2). All smoke detectors must be interconnected with a power source from the building wiring, and shall be equipped with battery backup. When ceiling finish materials are not removed, existing bedrooms may be equipped with battery operated smoke detectors, R314.
