09/23/2013 | ROBERT SHERRY | MECHANICAL-COMMERCIAL | REVIEW | Denied | 1. The revised condensate drain shows the 1-1/2" line reducing to 1-1/4" near column B-10. [Initial comment: Revise the size of the condensate drains in accordance with Section 307.2.2, IMC 2012. Note that the Lennox rooftop units have 1" condensate outlets and the CaptiveAire make-up air unit has both a 1" condensate drain (15-tons) and a 1-1/2" drain from the evaporative cooler section.] 2. Provide justification for the use of a Zone Air Distribution Effectiveness (Ev) of 1.0 for a ceiling supply, ceiling return using a gas-fired furnace. Reference: Section 403.3.1.2, IMC 2012. [Initial comment: Provide calculations demonstrating adequate ventilation for the building.] |
09/23/2013 | RAY MAJUTA | ELECTRICAL-COMMERCIAL | REVIEW | Denied | T13CM05156 3455 E Broadway Cheddars Restaurant 1. Last Electrical Review dated 9/3/2013 requested compliance with the City of Tucson Outdoor Lighting Code, reply was incorrect. First: the lighting on Sheet ES.0 is correct, pertains to existing or relocated lighting. Second: last review item 3 indicated that all outdoor lighting was covered under The City of Tucson Outdoor Lighting Code. Fixtures OL2,OL3,OL4,OL5,OL6,OL7,OL8,OL10 and OL12 are all outdoor fixtures not included in the lumen count. Per Section 401.2 of the City's Outdoor Lighting Code---fixtures under a canopy or overhang may be omitted from lumen count if Full Cut Off, fixture schedule does not indicate. Fixture OL5 indicated up light which would be counted as unshielded lumens. Third: option selected for 350,000 lumens per acre is mainly for LPS lighting. Please review City of Tucson Outdoor Lighting Code, see Section 102.4 concerning additions and modifications, then proceed to Section 401.1 to select proper option. 09/25/2013 | ROBERT SHERRY | PLUMBING-COMMERCIAL | REVIEW | Denied | 1. The installation of the water heaters, as shown on sheet P1.3, shows a quick disconnect valve located after a shut off valve that serves both water heaters. Provide justification for the installation of a quick disconnect valve for this service. Each water heater shall have an individual shut off valve and a sediment trap. Reference: Sections 404.16 (exception), 408.4, and 409.5.1, IFGC 2012. [Initial comment: Clarify the gas valves shown on the gas floor plan (P1.3). The water heaters and each kitchen appliance have both a shutoff cock and another valve that appears to be similar to your symbol for an electric solenoid valve. The additional valves are not shown on the gas isometric diagram (P2.3).] 2. Comment not resolved; pipe sizing calculations beyond a listing of the water fixture units have not been submitted and many of the pipe sizes are missing or appear to be incorrect (e.g. 1" pipes serving the flush-valve water closets or a 1-1/4" pipe serving three lavatories, a urinal, and four flush-valve water closets for a total demand of 50 GPM) s been sized. Show all of the pipe sizes on the drawings (i.e. on the plumbing plan or the water supply isometric diagram). Reference: Sections 604.1 and 604.3, IPC 2012.] 3. My apologies for misreading the cut sheets; show the 2" hot water connection to the hood on the water isometric diagram. [Initial comment: The pollution control unit (PCU-1) requires a supply of hot water at 46 PSI to 70 PSI and a minimum temperature of 140 degrees Fahrenheit. (This is not part of the fire protection requirements.) Verify that this hot water supply is available and meets the manufacturer's requirements. Reference: sheet M5.4 and Section 303.2, IPC 2012.] 4. Show how backflow protection is to be provided for the hood. [Initial comment: Provide backflow protection for the pollution control unit (PCU-1). Reference: Sections 608.16.6 and 608.16.7, IPC 2012.] 5. Clarify which temperature mixing valve will be used for the lavatories. (Note also that MXV-2 is shown for the dumpster enclosure on sheet P1.2 and MXV-1 is shown for the same point on sheet P2.2) [Initial comment: Provide tempered water for the lavatory, LAV-2, using an approved device conforming to ASSE 1070. Reference: Sections 416.5 and 607.1.2, IPC 2012.] 6. Comment not resolved. Provide cleanouts for the horizontal branch drains in rooms 115 and 116; coordinate the cleanout for the grease waste horizontal branch drain in room 117 with the DWV isometric. [Initial comment: Provide cleanouts for all horizontal branch drains (horizontal branch drains receive the discharge of two or more fixtures); the cleanouts shall be sized per Section 708.7, IPC 2012 and shall open to allow cleaning in the direction of flow. Reference: Sections 708.3.1 and 708.5, IPC 2012.] 7. Comment not resolved. Roof drain assembly RD-1, Zurn model RD2130-NH3-C only comes with a dome for the overflow if option "OD" is selected. It is also a 3" roof drain although it is specified as a 4" roof drain. RD-2 is also specified as a 4" roof drain but on sheet P1.1 it is incorrectly shown with a 3"roof drain leader. [Initial comment: Verify that the roof drains used for the secondary (overflow) roof drainage system conform to ASME A112.6.4 (i.e. the secondary roof drain shall have a strainer to prevent debris from clogging the secondary storm drainage piping). Reference: Section 1102.6, IPC 2012.] |
