Sheet ES.1 fixture spec sheet, ( Per City of Tucson Outdoor Lighting Code), all outdoor fixtures to have a color rated temperature of 3500K or less, needs to be verified, spec sheet does not indicate. This would include all other fixtures used outdoors. 3. The city of Tucson has an Outdoor Lighring Code 2012 which requires all outdoor lighting (including on building) to comply. Can be found on the City of Tucson Web page by going to Departments, Planning and Development Services, to Codes and Ordinances then to Building Codes. By review of Table 401.1, a lighting area has be choosen first then an option which allows certain amounts of shielded and un-shielded lumens (of lighting) per acre site. A calculation is to be submitted showing usage of lumen output per acre. This calculation would include all outdoor lighting such as parking, patio, roof and any lighting on building face. 4. Fault current Sheet E2.0 shown beginning at 33,310 amps, the Tucson Electric Utility SR book lists the fault current for a 1200 amp 120/203 3 phase at 75,100 amps. While the building plans are in substantial compliance with the Preliminary development package site zoning cannot approve the buildings plans until the development package is approved. 2. One of the requirements for all restaurants in the El Con Mall is to provide exhaust scrubbers that complies with the rezoning conditions. Zoning could not verify compliance with this condition. Provide documentation of the type of Scrubber proposed and indicate with a response comment where the information for the scrubber is located on the building plans. 3. The patio along the south side of the building was not clearly depicted on the development package site plan. The building plans indicate the patio is to be covered. The building setbacks for from the street side must be dimensioned and labeled. The roof structure for the patio must be drawn and labeled as well as the height of the patio structure. 4. Zoning will re-review the building plans on the next submittal and compare them to the approved Development Package. Keep in mind that the building plans cannot be approved by zoning until a full approval of the development package has occurred. |
