1. The building plans have been reviewed by Zoning Review Section but cannot approve the plan until all zoning comments or concerns have been addressed.

3. Until the development package has been approved the building plans cannot be approved.

4. Zoning will re-review the building plan on the next submittal to insure compliance with the approved development package. Additional comments may be forthcoming.

10/22/2013 ROBERT SHERRY MECHANICAL-COMMERCIAL REVIEW Denied 1. The activity for this permit is an addition to the existing building, not an alteration. The addition shall comply with the 2012 IECC. The description of "other" for the new roof requires complete calculations to support the U-factor being used. Supporting documentation for the building components used in the analysis (e.g. wall sections and roof sections) shall be either on the drawings or in the project manual. [Initial comment: Complete the Envelope Compliance section of the energy calculations for the building envelope to show compliance to Section C401.2, IECC 2012. The output submitted for COMcheck shows "Envelope Fails"].
2. The mechanical design shows the HVAC design has been adjusted to meet the requirements of Section C406; coordinate the Envelope Compliance Certificate with this design. [Initial comment: Full compliance with the 2012 IECC requires that an "additional efficiency package option" be selected per Section C406. Identify which of the three options has been selected.]
10/22/2013 ROBERT SHERRY PLUMBING-COMMERCIAL REVIEW Denied 1. Revise the shape of the specified downspouts for the existing roof; "semi-circular" downspouts are not a choice when using tables in Chapter 11 of the 2012 IPC. [Initial comment: The roof drainage calculations submitted for the existing roof along with the new tower roof are incorrect. Table 1106.3 is for horizontal pipes running full, not for semi-circular gutters which are sized using Table 1106.6, IPC 2012. Based on Table 1106.6 and assuming a slope of ΒΌ" per foot and three downspouts, the minimum gutter size is 10", not 6". Provide the slope of the gutters. Reference: Sections 1106 and 1108, IPC 2012.]
2. The wall section shown in detail 3/A5.1 shows the gutter for the tower but the gutter appears to be undersized; provide calculations [Initial comment: Clarify how the new tower roof is to drain onto the existing roof.]
