This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide revised plans and calculations, highlighting any changes or with a written response to each of the notated items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. SECTIONS - DETAILS: 1. Show exterior wood siding, sheathing and wall framing with a 6" clearance above the ground, R317.1 item 5. Clarify the 4" dimension at Section B/3. 2. Show the ceiling gypsum board as either 5/8" or ½" sag resistant when applied to 24" o/c ceiling framing, IRC table R702.3.5 footnote d. PLUMBING PLANS: 1. Show a plumbing code recognized by the City of Tucson, Update the 2006 entries to 2012 IRC at the Plumbing Fixture Schedule, sheet #3. MECHANICAL PLANS: 1. Show supply and return ducts with minimum R-8 insulation (includes vented attics) except when completely located inside the thermal envelope, N1103.2.1. Clarify note #1, sheet #5. 2. Provide Manual J calculations in accordance with M1401.3, M1601.1. Systems shall be sized based on building loads calculated in accordance with Manual J. 3. Show bathroom (toilet room) exhaust fan locations for venting to exterior with minimum 50 CFM rating R303.3 and M1507.3. Clarify plan notation and note #3, sheet #5. ELECTRICAL PLANS: 1. Show or notate the requirement for a carbon monoxide detector outside of bedroom doors, when the dwelling includes an attached garage or gas appliance, R315. 2. Show Panel "A" and "B" on the electrical riser diagram, E3403. Clarify the location of the TEP service drop. 3. Revise the electrical load calculations following Table E3602.2 for sizing 100% of the dwelling load. Show 3 watts per square foot of floor area. Show 1500 watts for each 20A appliance and laundry circuit. Show nameplate entries for each appliance. Apply a 40% factor for loads above 10,000 watts. Add the total nameplate for the air conditioning unit. 4. Protect all 15A & 20A proposed outlets (except bathrooms and kitchen) including receptacles, lights and smoke detectors with combination type arc-fault circuit interrupters, E3902.12. 5. Protect extended branch circuits with combination type arc-fault circuit interrupters, or an AFCI type receptacle at the first outlet on the branch circuit, E3902.13. OUTDOOR LIGHTING CODE 1. Show the proposed fixture as full cut-off FCO style, or provide an Outdoor Lighting Calculation including all exterior fixtures on the property for determining exterior lighting limits. INTERNATIONAL ENERGY CONSERVATION CODE: 1. Tucson is in climate zone 2B. The simplified prescribed energy values for glazing is U=0.40, skylights U=0.65, ceiling R=38 and walls R=13, N1102.1. Clarify the window rating at note #8, sheet #2 and note #9, sheet #4. 2. Show a means of obtaining energy compliance at Section A/3 with prescribed component values, or provide a RES check calculation showing compliance.
