Condominiums are not within the scope of the International Residential Code; the International Plumbing Code, 2012, is the controlling plumbing code for this structure and the 2012 IECC is the controlling energy code (Note 24 on sheet P2 is from the 2006 IECC). Reference: Section R101.2, IRC 2012.
2. Provide underground facility tracer wires per ARS 40-360.22
3. Sheets P1 and P2 indicate that the building sewers will connect to a septic system; clarify and coordinate with the site utility plan. Reference: Section 107.2.1, IBC 2012.
4. Show the connection of the dishwashers to the water supply and to waste. Reference: Section 107.2.1, IBC 2012.
5. Tucson Water limits a 5/8" meter to a maximum demand of 15 GPM and a ¾" meter to 22.5 GPM. Based on your design, the demand for condominiums 2-6 will be 20 GPM without the addition of the hose bibbs; condominium 1 will have a greater demand once the irrigation demand is added. Provide a letter from Tucson Water confirming that the use of a 5/8" water meter will be allowed for condominiums 2-6 and a ¾" meter for condominium 1.
6. Revise the site utility drawing to show the routes of the water service piping to each condominium. Reference: Section 107.2.1, IBC 2012.
7. Note 21 on sheet P1 calls for the installation of a "soft water loop". If this is to be done, show the location of the water softener, a detail of the interconnecting piping, the soft water distribution piping, and include the pressure drop due to the water softener in the water pressure and pipe sizing calculations. Reference: Section 107.2.1, IBC 2012 and Sections 604.1 and 604.3, IPC 2012.
8. Provide fixture descriptions and material standards for all plumbing fixtures. Reference: Sections 303.4 and 402, IPC 2012 and Section 107.2.1, IBC 2012.
9. Provide shower and tub/shower control valves that comply with the requirements of Sections 424.3 and 424.5, IPC 2012.
10. Provide the specifications and listing information for the proposed water heaters. Reference: Sections 303.2 and 501.5, IPC 2006 and Section 107.2.1, IBC 2012.

13. Provide calculations showing how the water supply piping has been sized. Verify the developed pipe length for each condominium, including the length of pipe within each condominium. Include all fixtures when calculating the total demand for each condominium. Provide separate sizing criteria for any alternate piping materials that may be used, e.g. PEX or CPVC. Reference: Sections 604.1 and 604.3, IPC 2012.
14. Coordinate the design of the water distribution in each condominium. The plumbing plans (P1 and P2) are vastly different from the riser diagrams on sheet P3. Reference: Section 107.2.1, IBC 2012.
15. The developed length of the hot water supply piping appears to be greater than fifty feet; show how the developed length of the hot water supply piping from the hot water source to the fixtures requiring hot water will be limited to a maximum of fifty feet. Note: any point along a recirculating hot water system is considered to be a source of hot water. Reference: Section 607.2, IPC 2012.
16. Any fitting or connection in a drainage system that results in a reduction of the pipe area is prohibited (see the 2" horizontal waste downstream of the 3" waste stack on the east building main level, sheets P2 and P3). Reference: Section 706.2, IPC 2012.
17. Provide a cleanout at the base of each waste stack. Reference: Section 708.3.4, IPC 2012.
18. Provide roof drainage and hydraulic scupper size calculations based on the 100-year hourly rainfall rate for Tucson, 3" per hour. Reference: Sections 1106.1, 1106.4, and 1108.3, IPC 2012.

TRANSMITTAL DATE: September 9, 2013

1. The building plans have been reviewed by Zoning Review Section but cannot approve the plan until all zoning comments or concerns have been addressed.

2. The proposed west building does not meet perimeter yard setback to the north property line. Per UDC Table 6.3-3.A Dimensional Standards for the O-3 Zone, Res Use to Nonres Zone the required setback is 10 or ¾ (H) of the building exterior wall. Base on a wall height of 22' the required perimeter yard setback to the north property line is 16'-6", provided perimeter yard setback is 15'-9". A Design Development Option must be approved prior to approval of the building plan.

3. Zoning will re-review the building plan on the next submittal to insure compliance with the approved development package. Additional comments may be forthcoming.
