Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide revised plans and calculations, highlighting any changes or with a written response to each of the notated items indicating action taken.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:

The City of Tucson adopted the 2012 IRC with amendments on 1/1/2012. Show the code references on the plans.

GENERAL NOTES:

" Limit all code references to those recognized by the City of Tucson. Adopted 2012 codes are listed at the Planning & Development Services web site. Show the code references used for the design.

SITE PLAN:

1. Indicate the location of buildings, utility meters and gas, water, electric and sewer or septic lines from property line to building, R106.1.1.
2. Proposed setbacks requires fire rating construction of new structures that fall within 3' of property line and all projections that fall within 2' to 3' of property line, R302.

FIRST FLOOR PLAN:

1. Plan shows kitchen relocated, however, previous permit do not include relocation plan, including plumbing or electrical plans. Please provide approved plans.
2. Justify bracing requirements of proposed patio enclosure, R602.10.

SECOND FLOOR PLAN:

1. Justify bracing requirements of proposed addition, R602.10.
2. Show that water closet is located in a clear space not less than 30" wide (centered 15" from finished wall or fixture) and has a clear space in front not less than 24", R307.1 & UPC 407.6.
3. Clarify extent of kitchenette. Appliances to be installed.

ROOF FRAMING PLAN:

1. Provide structural calculations for framing members. Include roof top mechanical equipment in calculations, R801.2.
2. Provide existing roof framing sizes and spans between load bearing walls for supporting the added rooftop HVAC load. Engineered trusses may require an engineer analysis for verifying the load carrying capacity for the additional load, M1401.

ROOF PLAN:

1. Include mechanical equipment in roof.

ELEVATION PLANS:

1. Complete alpha-numeric keynotes. (Alphabetical notes missing)

BUILDING SECTIONS PLAN:

WALL SECTIONS PLAN:

1. Provide structural calculations for all structural members designed to habitable live loading requirements, R301.
2. Details 2A and 2B require additional blocking under vertical wall to project dead load to glulam, R602.3.4.
3. Details 1A and 1B, show how GLB 6-3/4" X 18 X 22'-6" is connected to existing adobe wall. Include calculations to justify beam size, R301.
4. Show connections and clipping of structural members of all details, R301.
5. Provide structural calculations of all floor framing members adjusted to new live and dead loading requirements, R301.
6. Specify insulation rating of spray foam insulation.
7. Detail 2 at sheet A3.4, show anchoring detail of top plate on top of bond beam and sheathing and detail how rafter will anchor to new CMU wall, R606.11.

ELECTRICAL PLANS:

1. Provide additional outlet at north end wall of kitchen/porch room, E3901.2.1.
2. Correct electrical load and schedule calculations, E3704.
3. Include all existing and new exterior lighting in outdoor lighting code calculations.
4. Provide GFCI protected outlet at second floor lavatory, E3901.6.
5. Electrical sub-panel may not be located in attic storage.
6. Provide exterior light at master bathroom outside door, E3903.3.
7. Include sub-panel B calculations in service entrance panel loading calculations, E3704.
8. A wall switch for illuminating stairs must be provided at each floor level of stairways with six or more risers, R303.6.1.


PLUMBING PLANS:

1. Correct water heater, furnace and range demands on isometric and gas load calculations, G2413.
2. Justify gas line size to water heater and range, G2413.
3. Provide water heater specifications.
4. Correct plumbing fixture schedule to reflect correct number of lavatories.

MECHANICAL PLAN:

1. Provide Manual D calculations.
