Full compliance with the 2012 IECC requires that an "additional efficiency package option" be selected per Section C406. Identify which of the three options has been selected. 3. Provide the manufacturer's equipment data and installation instructions for the proposed pizza ovens. Reference: Sections 301 and 304.1, IMC 2012. 4. Verify the type of exhaust fans to be used for the two Type I hoods. The equipment schedule on sheet M3.1 calls for centrifugal utility sets but the food service shop drawings call out centrifugal up-blast fans. Reference: Section 107.2.1, IBC 2012 and Section 506.3.13.3, IMC 2012. 5. Show that combustible materials (e.g. cabinets or a wood-framed wall) are not located within 18" of the Type I hood. Reference: Section 507.9, IMC 2012. 6. Verify the size of the exhaust duct to be used for the Type I hood located on the second floor (identified as the mezzanine on the mechanical drawings). The mechanical plan on sheet M1.1 calls for an 8" x 8" duct but the food service shop drawings call out an 8" x 7" duct. Reference: Section 107.2.1, IBC 2012 7. Revise the gas load for the water heater to reflect the manufacturer's specifications; the actual load is 199,999 BTUH for the specified water heater. 2. Clarify the nature of sink K51; it is not included in the food service equipment list. If it is a prep sink, where will the required hand sink be located? The Pima County Health Department requires the installation of a hand sink in each food preparation area. 3. Provide a design for the mounting shelf for the water heater along with structural calculations to show that the water heater is safely supported. Reference: Section 301.2, IPC 2012. 4. Show the size, route, and termination point for the condensate from the water heater flue. Reference: Section 314.1, IPC 2012. 5. Clarify the nature of the mop sink P-1; the fixture connection schedule notes that it is to be "wall hung" but the sink is specified as a floor-mounted unit. If the sink is to be elevated, the T&P relief line cannot terminate at that location. Reference: Section 504.6 (6), IPC 2012. 6. Provide a cleanout at the base of the new waste stack being installed for future use (Keynotes 10 and 11, P1.1). Reference: Section 708.3.4, IPC 2012. 7. The building plans have been reviewed by Zoning Review Section but cannot approve the plan until all zoning comments or concerns have been addressed. 2. There are sheets provided that appear to show outdoor seating located within the right-of-way along Congress. A new development package will need to be submitted for review addressing this expansion of use area. Design Review Board (DRB) and Historic review are required. A temporary revolkalble easement (TRE) will be required for use of the COT ROW. 3. Until the development package has been submitted and approved the building plans cannot be approved. 4. Zoning will re-review the building plan on the next submittal to insure compliance with the approved development package. Additional comments may be forthcoming. Being totally enclosed, this second floor area does not meet the requirements of a mezzanine as per the 2012 IBC, Section 505.2.3. b. Access to the second floor is to be by stairs as per 2012 IBC, Section 1009.1. Ships ladders are for spaces as defined by Section 1009.14, not a second floor office area. c. Please provide wall sections of the office area atop the walk in cooler/freezer. Insure complete structural drawings and calculations are also provided. 6. Detail 2: a. Exit door 201a does not meet acceassible clearances as required by 2009 ICC A117.1, Section 404.2.3.2 b. Please confirm and show on drawings that the stair width is in compliance with Section 1009.4, exception 1, (minimum 3'-0" wide). c. Define the association of the area to where the stairs continue up. Include any additional occupancy exit load as required. 7. Detail 1: a. Exit door 102a does not meet accessible clearances as required by 2009 ICC A117.1, Section 404.2.3.2, b. Provide and show accessible seating in the dining and bar as required by the 2012 IBC, Section 1108.2 and 2009 ICC A117.7, Section 902. c.
