This letter reflects comments to be addressed (yellow highlighted). In order to facilitate a shorter back check time, please provide revised plans and calculations, highlighting any changes or with a written response to each of the notated items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: 1. The City of Tucson adopted the 2012 IRC with amendments on 1/1/2012. Show the current code reference on the plans. Update Keynote #3/3, stairway code at Detail #8/5 and UPC references on sheet #7. SITE PLAN: 1. Indicate the location of buildings, utility meters and gas and sewer lines from property line to building, R106.1.1. FLOOR PLANS: 1. Show sleeping rooms (containing entrance door with closet) with R310 compliant egress, R301.1. 2640SH and 3040SH windows do not typically provide the minimum 24" net clear opening height. Each bedroom requires one 2046SH or larger if selecting single hung type windows. PLUMBING PLANS: 1. Show a plumbing code recognized by the City of Tucson, 2012 IRC. Remove UPC references. 2. Provide a revised water fixture unit schedule using 2012 code values for determining required service pipe diameter, Table P2903.6. Those shown are not consistent with current codes. MECHANICAL PLANS: 1. Provide an equipment specification list including the tonnage capacity on the plans, M1302.1. ELECTRICAL PLANS: 1. Show two or more 2O AMP small appliance circuits at the kitchen countertop receptacle outlets; they may also serve the breakfast room and dining room, but not other locations, E3703.2 and E4001.3.1 through E4001.4.5. Add a second 20A circuit to the counter top. 2. Show receptacle outlets at each kitchen counter space wider than 12" with no point along the wall line more than 24" from a receptacle outlet, E3901.4.1. Add a second receptacle outlet on counter tops over 4' long. 3. Show an exterior GFCI receptacle outlet on the same level within 25' of exterior HVAC equipment on circuit #2/4, E3901.12. 4. Protect all 15A & 20A proposed outlets (except bathrooms and kitchen) including receptacles, lights and smoke detectors with combination type arc-fault circuit interrupters, E3902.12. Include rooms beyond the bedroom and sunroom. 5. Indicate the location of the mechanical disconnect switch for circuit #2/4, E4101.5. 6. Provide notation requiring tamper resistant receptacles for 125 volt, 15A and 20A receptacles, R4002.14.
