This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide revised plans and calculations, highlighting any changes or with a written response to each of the notated items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. The City of Tucson adopted the 2012 IRC with amendments on 1/1/2012. Show the current code reference on the plans. Update Keynote #3/3, stairway code at Detail #8/5 and UPC references on sheet #7. SITE PLAN: 1. Indicate the location of buildings, utility meters and gas, water, electric and sewer lines from property line to building, R106.1.1. FOUNDATION PLANS: 1. Provide concrete foundations for anchoring interior braced wall line sills (R602.11) with ½" anchor bolts with 7" embedment, R403.1.6. Clarify Detail #3/2 either remove the ramset option or state only for interior non-bearing walls. FLOOR PLANS: 1. Show a floor plan labeling all proposed functions of rooms and spaces, R106.1.1. Include the 1st floor plan sheet #3. 2. Show sleeping rooms (containing entrance door with closet) with R310 compliant egress, R301.1. 2640SH and 3040SH windows do not typically provide the minimum 24" net clear opening height. STRUCTURAL PLANS: 1. Provide floor joist series for determining performance compliance, R301.1. 2. Provide a complete R602.10 compliant braced wall panel design, or provide an engineer's calculation, design and seal for shear wall placement. a. Provide a complete braced wall design, R602.10, or Simplified design, R602.12. The west wall (assumed) panels exceed the 20' spacing requirement, R602.12.5.2. b. In addition to showing compliance with Table R602.10.3(1) for minimum total panel length on each wall line, "qualify" each braced wall panel for: (1) minimum panel length (width dimension), R602.10.5 as limited by Table R602.10.5 based on wall height and size of adjacent wall opening; and (2) one of the five required end conditions Figure R602.10.7 when continuously sheathing the wall line. c. Locate and identify brace wall panel materials and locations along with the appropriate fastening schedule, Table R602.10.4. The required fasteners vary with the selected panel method that may be different for each wall line. 3. Show roof structural members with rafter ties (or ceiling joists) and collar ties (ridge straps) when the roof pitch is equal or greater than 3" to 12", R802.3. 4. Show compliance with R802.3.1 with continuous ceiling joist and collar ties in the upper third of attic space. 5. The second floor loading to deck without direct bearing to foundation is not a prescriptive design, R106. Provide an engineer's calculation, design and seal for the custom structure. PLUMBING PLANS: 1. Show a plumbing code recognized by the City of Tucson, 2012 IRC. 2. Show hot water pipe with minimum R-3 insulation, N1103.4.2. 3. Show the water heater location, P2801.1. Keynote #5/3. 4. Provide a revised fixture unit schedule using 2012 code values for determining required service pipe diameter, Table P2903.6. Those shown are not consistent with current codes. 5. Provide the water pipe diameter between the meter and shut off valve in compliance with P2903.7. A minimum 1" service pipe is required for supplying water to more than 9.5 fixture units. 6. Clarify the pipe diameter at the point of connection of the new cold water line to existing service pipes. Existing water pipes may require replacement with larger sizes for controlling excessive water flow rates, P2903.7. A minimum 3/4" pipe is required for supplying water to the new bathroom fixtures. MECHANICAL PLANS: 1. Provide an equipment specification list including the tonnage capacity, M1302.1. 2. Provide Manual J/S/D calculations in accordance with M1401.3, M1601.1. Systems shall be sized in accordance with Manual S based on building loads calculated in accordance with Manual J and duct systems sized in accordance with Manual D. ELECTRICAL PLANS: 1. Designate the circuit number at the location of each light fixture, receptacle, appliance and equipment disconnect switch, E3703.5. 2. Show appropriate protection for the connected load, E3705.5. Clarify the description for circuit #10. 3. Show two or more 2O AMP small appliance circuits at the kitchen countertop receptacle outlets; they may also serve the breakfast room and dining room, but not other locations, E3703.2 and E4001.3.1 through E4001.4.5. 4. Show a GFCI receptacle outlet on the same level within 25' of exterior HVAC equipment, E3901.12. 5. Protect all 15A & 20A proposed outlets (except bathrooms and kitchen) including receptacles, lights and smoke detectors with combination type arc-fault circuit interrupters, E3902.12. 6. Indicate the location of all disconnect switches for air handling equipment, E4101.5. 7. Show or notate a disconnect means or a locking breaker for the water heater, E4101.5. INTERNATIONAL ENERGY CONSERVATION CODE: 1. Tucson is in climate zone 2B. The simplified prescribed energy values for glazing is U=0.40, skylights U=0.65, ceiling R=38 and walls R=13. Show the "R" values of insulation and the maximum "U" factors of the windows and doors on the plans as well as the solar heat gain coefficient SHGC minimum value of 0.25, N1102.1.
