Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the notated items indicating action taken.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and the 2012 International Energy Conservation Code. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.

The City of Tucson adopted the 2012 IRC with amendments effective 1/1/2013.

GENERAL NOTES:

" Limit all code references to those recognized by the City of Tucson. Adopted 2012 codes are listed at the Planning & Development Services web site. Update or delete the 2006 code references shown on sheet E1.1 plumbing note #1 and electrical note #20.
" Please re-number sheet A1.1, Site Plan to differentiate from A1.1, Floor Plan.

SITE PLAN:

1. Identify location of all existing utilities and service meters per Section R106.1.

FOUNDATION PLAN:

1. Detail 3 on sheet S1.1, as referenced on Foundation Plan, missing, please clarify.
2. Section View A on sheet A2.1, as referenced on Floor Plan, missing, please clarify.
3. Show one-hour fire rating construction for the wall at property line and detail 4 on sheet S2.1.

FLOOR PLAN:

1. Identify rooms in existing residence adjacent to new garage on the floor plan, R310
3. Provide carbon monoxide detector in existing residence, R315.1.
4. Detail 8 missing on sheet S2.1 as referenced at section 1, sheet A2.1.

STRUCTURALPLAN:

1. Provide braced wall panel within ten feet of SW corner of braced structure or a lateral analysis justifying current design, R602.10.2.2
2. SIMPSON PAHD devices are no longer available.
3. Show garage door opening header detail.
4. Show TJI series.

DETAILS PLAN:

1. Details 4 and 6 must show one-hour fire rating.
2. Provide fire blocking below ledger shown on detail 6.

STRUCTURALPLAN:

1. Show detail of cold and hot water line sizes and where connection to existing lines will occur.
2. Specify all ledgers connected to masonry walls with 3x material, Figure R606.11(1).


ELECTRICAL PLAN:

1. Show garage door opener outlet as GFI type.
2. Show lights and GFI outlets on separate circuits.
3. Show locations of electrical main and sub-panels.
