The purpose of this review is to verify compliance to the 2012 International Residential Code with local amendments. In order to facilitate a shorter back check time, we request that you please provide two complete sets of revised plans and calculations, along with a written response to each of the noted items indicating action taken. Other comment references may be derived from additional codes and standards adopted by The City of Tucson. All features have been checked only to the extent allowed by the submittals provided for review. All portions of this project are assumed to meet other departmental requirements, conditions, and concerns before permit approval. GENERAL REQUIREMENTS: 1. Provide minimum 3/32" lettering per Unified Development Code. 2. Remove all references to the 2000 and 2006 IRC. The City of Tucson has adopted the 2012 International family of codes. As of 1/01/2013 all code references should refer to the currently adopted code or appeal must be made to the Building Official for alternate code use. INCLUSIVE HOME DESIGN: 3. Provide a complete set of notes on the plan to meet the Inclusive Home Design Ordinance 10463. 4. Vertical changes in garage floor elevation may not exceed ¼ inch (½ inch when beveled) for the accessible route, 1003.4. FOUNDATION PLAN: 5. Specify locations of foundation hold-downs for the alternate brace wall panel near the automatic clothes dryer, Table R602.10.6.1. STRUCTURAL / FRAMING PLAN: 6. Provide interior braced walls line for buildings that exceed 60' in length, R602.10. 7. Maximum 20' spacing between braced wall panels, R602.10. PLUMBING PLAN: 8. Sleeves installed for future solar collector equipment must be 3" diameter metallic conduit with no bends. MECHANICAL PLAN: 9. Provide a working platform for the roof mounted hvac equipment with guard rails, R312.1, M1305.1. 10. Provide Manual S and D calculations for the forced air unit in accordance with M1401.3, M1601.1. 11. Correct Manual J values: Dry bulb = 34HTG, 104CLG; Construction = tight or semi-tight. ELECTRICAL PLAN: 12. Provide carbon monoxide alarms per R315. Alarms must be installed in residences with attached garages and/or fuel-fired appliances when any work is performed that requires a permit. 13. On June 17, 2008, Mayor and Council unanimously voted to require all new residences to be solar ready for electric (PV). Starting July 1, 2009, all new single family homes or duplexes must include in the plans either a photovoltaic system or preparation for later installation of a PV system in order to receive a permit. OUTDOOR LIGHTING CODE 14. Indicate which fixtures are fully shielded type on the outdoor lighting calculation. Only fixtures that are fully shielded AND under roof over hangs are exempt. 15. Provide cut sheets for all FCO fixtures showing the angle of cutoff, light emissions and fixture wattage. All other fixtures are assumed to be unshielded (non-FCO style). INTERNATIONAL ENERGY CONSERVATION CODE: 16. Provide consistent details regarding the location of the ceiling insulation, sheets 4 and 5 disagree. 17. Specify prescriptive insulation and fenestration values per Table N1102.1.1/R402.1.1 or submit justified analysis. Simplified prescribed energy values for climate zone 2B: ceilings=R-38, frame walls=R13, windows=U-0.40, SHGC=0.25.
